2 bed Flat For Sale £525,000
Austin House, Lambert Road, London SW2

Description
This brilliant two-bedroom apartment is located on Lambert Road in Brixton. Positioned on the corner of the top floor of the building, the apartment is wonderfully calm and quiet. Full-height glazed doors have unobstructed views across Brockwell Park and the Brixton beyond, which can also be enjoyed from a neat communal terrace. Sensitively updated, a wonderful sense of flow is enhanced by the carefully considered colour palette used throughout the apartment. Lambert Road is a short walk away from an excellent array of bars, restaurants and shops in the heart of Brixton.

The Building

Named Austin House because of its origins as an Austin car showroom and the Wadham Stringer headquarters, the building was rebuilt into residential flats in the 1960s, whilst preserving its industrial features and original Critall windows. Wadham Stringer owned Austin and was one of the biggest auto manufacturers at the time, making most of the country's buses and ambulances.

The Tour

Entry to the apartment is via a communal stairwell, and the front door opens to a generous entrance hall illuminated by a borrowed light window. This leads to the south-facing living room, located at the front of the plan.

This open-plan kitchen, living and dining room has been cleverly configured with the practicalities of daily life in mind. Walls are painted in 'School House White' by Farrow & Ball, and wooden floorboards run throughout. The kitchen lines the back wall, where teal cabinetry with wooden knobs keeps appliances neatly hidden while white Zellige tiles act as a splashback and reflect light that pours in from floor-to-ceiling sliding doors into the space. With a Juliet balcony, these doors frame wonderful views over the tree canopies and the park.

Part of the floor space in this room is elevated and accessed by a couple of steps. Currently configured as a study and additional living area, it is painted in 'De Nimes' by Farrow & Ball, while wooden shutters decorate the window, creating the perfect spot to watch a film.

Elegant blue walls continue in the primary bedroom creating a tranquil space. Here, floor-to-ceiling glazing opens to a second Juliette balcony running the length of the room. Built-in wardrobes create plenty of storage, and the soft carpet adds warmth. The second bedroom has views of the city skyline and more built-in storage. The bathroom is minimally designed, with a bath and an overhead shower on one side and a large vanity at its centre.

Outdoor Space

Two south-facing Juliette balconies are located at the front of the plan, with expansive views over the park across the street and the skyline beyond. The communal terrace is next to the front door, with space for a table and chairs.
