House For Sale £1,450,000
Marsden Road, Peckham Rye SE15

Description
Viewings commence Saturday 8th October.

Bay-fronted four bed, two bath Victorian semi of 1441 square feet (excluding the cellar and conversion-ripe loft spaces), with a south-west facing garden in excess of 40 feet, and gated side access. Chain free.

Find the handsome home on one of Peckham Rye’s finest oft-requested tree-lined residential streets, close to strong schooling and shopping. Permit-parking is on-street.

The property is a sizeable and comfortable family-size house which could be happily enjoyed as you find it, or it could be extended - up, out at the back and over the side-return - as many of the neighbours with similar setups have done (subject to the relevant permissions).

South London locations don’t come much lovelier! You're just an 11 minute walk from Peckham Rye Station, eight from Bellenden Road, and six from The Belham Primary School. And you border the East Dulwich postcode of SE22; stroll 10 minutes to ed Station. Lordship Lane is wonderfully-local too.

In the front door and high ceilings immediately impress. To your right is a large through-reception stretching over 25 feet. Ceiling roses and plantation shutters to to the big bay window are welcome features.

Moving through the hall, you’ve got cellar access beyond the stairs to your left, and an independent utility room (with double-glazed window plus side door) to your right. At the foot of the hall is the modern fitted kitchen (white units work well here, with wooden counters and a Butler sink). It’s over 12 feet by over 10 feet. Double-glazed sliding doors deliver you to the garden. We love the mature palms here.

Up to the first floor and from the half-landing, find a modern (windowed) shower room, and the first of your double bedrooms. This one’s over 13 feet by over 10 feet, with verdant views.

From the landing proper, find a second bedroom to your left - of over 11 feet by over 10 feet. Then you’ve got a natural master bedroom across the front of the house - it’s over 15 feet by over 13 feet, with generous built-in closets.

The second floor serves up another double bedroom (over 10 feet each way) and a modern bathroom with white sanitary ware.

You’re in a super spot here for Peckham and East Dulwich’s centres for easy shopping and socialising, and park-life, too: Goose Green, Peckham Rye Park and Common, Dulwich Park and Horniman Gardens are all in easy reach.

You also have several excellent schools within close proximity. Local primaries include St John’s & St Clements, Bellenden and The Belham (run by Dulwich Hamlet Educational Trust). The Villa Nursery and Pre-Prep. School for little ones aged 2-7 is also close by. For bigger ones, The Charter School East Dulwich is a short walk.

On Peckham's Bellenden Road we love the independent-vibe. Check out Ganapati (plus takeaway), Artusi, The Begging Bowl, The Sourcing Table, Flock & Herd butchery, and Review (our favourite book store in London!).

For general high street offerings and banks (and fruit and veg), Rye Lane's not far, where you'll also find the hippest destinations such as Peckham Levels and The Bussey and Market Buildings.

In SE22, Lordship Lane has wonderful independent and specialist grocery and bottle-shopping, restaurants and pubs (we like smbs, The Cheese Block, edt and Franklins to name a few, as well as the Picturehouse cinema). And North Cross Road’s Saturday market is a must-go-to.

For further options, Nunhead, Camberwell, Herne Hill and Dulwich Village are all easily reached.
