Seller Insight

The Moat House is an extremely attractive and very beautifully designed home built in the 1990s. “i’d say I fell in love with the house, and indeed this gorgeous setting, the very first time we came to view the property, ” says the owner. “I remember, as we drove up the long gravel driveway, then under the barn arch, I turned to my husband and said, ‘what a stunning approach to the house’ it was all so impressive. We then walked into the house and I immediately knew we had to buy it, and we’ve now had over ten very happy years here.”

“The house was built within the grounds of College Farm, an historic Grade II listed farmhouse that once belonged to St John’s College, Cambridge, and one of the many things that drew us to the property was the overall look and feel of it. It’s been beautifully designed and incorporates reclaimed materials from some of the original agricultural buildings, so it’s very much in keeping with the old farmhouse. However, it also has all the benefits of a modern home and there’s a tremendous sense of space throughout and tons of storage. For us it’s been a fantastic family home.”

“Another lovely part of the property is the garden, which features a moat – hence the name of the house – that we think dates back to medieval times. The garden itself is a really good size and mainly laid to lawn, so it was ideal for our three sons who’ve loved being able to have a good kick about out there, and we have a huge patio, which as well as being a lovely place to sit out and relax, was also the ideal surface on which the boys could learn to ride their bikes. On the far side of the moat I tend to leave it to nature so we get a tremendous array of wildlife. We’ve seen woodpeckers, we have a resident pair of moorhens which produce two clutches a year, and there are newts and frogs in the moat. The whole space is really peaceful and very private so we can sit out there and feel totally away from it all.”

“A number of years ago we took down a rather unusable garden room and in its place we built a gorgeous dining room, which is probably my favourite room in the house. It’s a large space, there are exposed oak beams, which give it plenty of character, and it also has French doors that lead straight out onto the garden. It’s a really lovely room for large get-togethers with family and friends.”

“Hilton is a beautiful little village with a very strong community feel. We have a cosy pub close by, a shop and the village hall is often a hive of activity. There’s always something going on here, however the highlight of the social calendar is Feast Week, a week-long fete with magicians, arts and crafts, food and drink, a produce show and a marquee on the green where live music is performed.”

Just across from the house we have a large barn which currently houses the home gym and an area for storage. However, it could also be a great space for a home office.”

“This has been a wonderful family home, and there’s lots that i’ll miss, but most of all i’ll be sad to leave my beautiful garden, ” says the owner. “It’s a very peaceful space and summer or winter the outlook is always stunning.”
