It is completely private and enclosed with either walling or hedging with fencing behind, so no dog or young child can escape. We have a raised pond home to koi carp, some about 20 years old. They’re very easy maintenance and the pump system keeps the water crystal clear. We also have an above ground 9.5 x 5 metre swimming pool included in the sale which was only installed in 2021. It has an external filter and air source heat pump which is only really required at the start and end of the swimming season as the bubble cover seems to retain the heat from the sun very well. It’s been a fantastic asset especially when hosting some great children’s parties with a bouncy castle also in the garden.”

“The village is such a lovely location as we are not isolated at all and are close to schools yet it feels so rural. The front of the house overlooks fields and trees beyond, where horses graze. There are lots of people who ride round here with plenty of bridlepaths as well as footpaths which means that you can walk, run or bike for miles through pretty countryside.”

“As well as the wonderful walks here, the pub, The Royal Oak, is still a fantastic place for a drink or to have a meal in their recently refurbished restaurant. It’s so full of character and atmosphere with a garden at the back. We also have Aubourn Hall within the village which has beautiful grounds and gardens open to the public at weekends and where they have just begun serving afternoon teas in summer. They are becoming even more enterprising with a pumpkin patch and celebrations for Hallowe’en this year. The very pretty, tiny church of St. Peter’s in the grounds is open for services sometimes and at Christmas they always hold a carol service.”

“The local schools are excellent with school buses collecting from the village; our children went to the primary in Thorpe on the Hill, a lovely school less than 3 miles away, but there is a wide choice for both primary and secondary.”

Location

Aubourn is a small, pretty village just east of the A46 about 7 miles southwest of Lincoln and 12 miles northeast of Newark. It was recorded as a settlement in the Domesday Book of 1086 and lies within a curve of the River Witham with landmarks revealing its past including the site of the old watermill. Most of the land in Aubourn still belongs to the Nevile family, who have been Lords of the Manor since the late Middle Ages. As well as attractive dwellings, it is home to Aubourn Hall which has gardens open to the public, a tea room and St. Peter’s, a very small church in its grounds, whilst there is a second church, The Clock Tower, on Bridge Road. The Royal Oak is a charming and popular C16th pub serving locally sourced food and beer, whilst there are plenty of footpaths for exploring the surrounding countryside.

Access to the A46 is very easy providing a swift route to Newark where its station (11 miles/15 mins) provides fast trains that take 73 minutes to London King’s Cross making a commute perfectly feasible. Even closer is the connection with the A1 for good road links North and South.

Schools

There is a large number of Ofsted rated Good primary schools in the locality, for instance, at Thorpe on the Hill, Bassingham and South Hykeham, and the one at Witham St. Hughs rated Outstanding. A wealth of excellent secondary schools are also in the area with buses to many of these schools picking up and delivering pupils from the village of Aubourn. In Lincoln, The Priory Academy lsst (8 miles/15 mins) is rated Outstanding and in the independent sector, the co-educational Lincoln Minster School (Prep and Senior) is exceptionally well regarded. Sir Robert Pattinson Academy in North Hykeham (4 miles/9 mins) and Sir William Robertson Academy in Welbourn (10 miles/15 mins) are both rated Good.

Ofsted rated Good schools are also available at Sleaford (16 miles/25 mins) to the southeast, with St. George’s Academy, and grammar schools, Carre’s Grammar School and Kesteven & Sleaford High School (for Girls). Newark (12 miles/20 mins) southwest has Highfields School, an independent prep school, and Newark Academy and Magnus Academy both rated Good.
