House For Sale £825,000
Gonerby Court, Gonerby Hill Foot, Grantham, Lincolnshire NG31

Description
Tucked away in the tranquil grounds of Gonerby Court in Grantham, Lincolnshire, Gonerby House is an extremely impressive, Georgian, Grade II Listed property. The house is flanked by Victorian additions, now separate dwellings, and the prime property in the charming, highly sought-after private gated development. With beautifully proportioned rooms including two huge reception rooms that overlook a formal garden, a kitchen breakfast room and four bedrooms, it offers elegant living.

Despite the quiet position, it is only a few minutes’ drive - or a 15 to 20-minute walk - into the town centre where fast trains to London Kings Cross take 65 minutes. Grantham’s state and private schools are of the highest standard, whilst sports and leisure facilities are excellent, making this a highly desirable home.

“The Grade II listed house has much history but possibly its most notable is that it was once used as a boarding house for the famous King’s School. Gonerby House is the original building that was on the site, now combined with the coach houses to the rear, the middle part of three adjoining properties, the others in much later Victorian wings. We are the only owners of the property since the Rochford Homes development which was completed in 2007.”

“We fell in love with the staircase, which apparently came from another stately home demolished some time ago, and the beautiful, elegant rooms flooded with natural light. It’s particularly bright at the front in the morning where it faces southeast, and by evening sunsets flood into the back of the house.”

“Although we have our own garden surrounded by high yew hedges, we also share a communal garden with all the other residents in the development; it looks especially pretty in the spring with all the blossom on the cherry trees and the mature lime trees lining the entrance lane are rather splendid. Everyone enjoys the daffodils, and we are looking forward to seeing the new bluebell patch residents planted together this year. On the other side of the lane along the back, the large, grassy playing area will never be built on which is reassuring, as it was bequeathed to the town of Grantham by a previous owner of Gonerby House.”

“At Christmas it is a wonderful time here with so much scope for decorating and plenty of height for a huge tree - it always looks particularly lovely looking in from the garden. We’ve often had family staying from overseas and friends visiting too; there’s never any short of space to fit everyone in.”

“It’s been a wonderful weekend retreat and of course a safe home throughout Covid. Whilst based in London, my work took me to other cities such as Sheffield, Nottingham and Newcastle, so it has been an excellent, rather centrally positioned and very convenient second home. Easy to leave the car in Grantham and travel by train to London and anywhere else I need to be.”

“We knew Grantham well before we decided to buy here. It has some lovely places to visit in and around the town and there is good everyday shopping, as well as sports facilities including the Meres Leisure Centre with a pool and the Guildhall is great for entertainment.”

“Over the last two years we’ve explored more around Grantham, in particular some beautiful walks and nature reserves. Easy to start in Great Gonerby Village at the top of the hill.”

“There has been much local investment into roads, the A52 bypass work, virtually finished now, is delivering an improved new link with the A1 around which anticipated new shopping opportunities are planned. We have plenty of choice of supermarkets with a Sainsbury’s, a Morrisons, a big Asda and both Aldi and Lidl, great garden centres and some unique coffee shops.”

Agent’s Note: As an owner of the property, there is a fee of £410 per quarter for maintenance of the entrance gates, the drive and grounds; however, there is an option to participate in a residents’ management group which reduces the fee to £310 per quarter. This is entirely voluntary but does create a good sense of community responsibility amongst residents.
