If you lived here…

You’ll love how this whole area balances rural charm with urban energy. It’s full of great eateries; the award-winning Grand Trunk Road, which features in the Michelin Guide 2022, is a couple of minutes on foot from your front door, while a short stretch further, you can experience excellent Turkish fusion food at Lokkum.

You’ve also got a brilliant selection of supermarkets, including a Waitrose and M&S, and South Woodford even has its own Art Deco cinema, which is a mere 11 minute walk away from your home.

As well as its close proximity to Epping Forest, the home benefits from having Churchfields Park on its doorstep, a delight for kids. The best bit? You’re still only 45 mins from the centre of the capital.

Back at home, you’ll love how the property balances modern updates with traditional design. Head past those lovely leafy climbers and through the striking double front doors and you’ll find your spacious hallway, with the reception room leading off. Light floods through from front to back to highlight the features, such as the stunning fireplace surround, beading work and double-glazed sash windows. At the rear, there’s ample space for a full-size dining table, meaning you can make the most of the sleek and modern kitchen.

Not quite ready to face al fresco dining during colder months? You’ll love having the snug conservatory, where the rustic tiles spill out to the patio. Beyond, you’ll find your spacious rear garden, which is bursting with greenery. If you’re pottering in the garden, you’ll be pleased to know that there’s a conveniently located downstairs WC.

On the first floor, the two double bedrooms are perfectly balanced, each with spotless decor, while the third smaller room is perfect for a kid’s room or home office. The bathroom is bright and contemporary, with immaculate fittings. Up in the loft, you’ll find another two decent-sized rooms and a WC, so there will be no squabbling for the loo in the morning. And if you’re a two car family, the same goes for parking too, thanks to that enviable double driveway.

A word from the owner.....

"Having lived in Stanley Road for 23 years as a family we have watched the area develop over the years, the children have had a good choice of secondary and primary schools all within easy walking distance. They have enjoyed growing up here, we made use of the forest, local toddler groups, parks and local cinema. There are lots of lovely coffee shops and eateries on the high street and there was always plenty to do.

There are excellent transport links, we couldn’t be better situated in London to meet the needs of a growing family. Stanstead airport is a 25 minute drive and it’s a short walk to the local Waitrose, Marks and Spencer’s or Sainsburys, so a lot of choice. The central line is a short walk from the house, so easy access to central London for family days out and work, and Stratford is a 15 minute tube ride so we are also within easy access to Westfields shopping centre. The area has always felt safe and well provided for with such things as good gps and the local pharmacist. The area has always had a local community feel to it. "
