The Tour

Clad in black timber, the proposed house is designed to accentuate and work in harmony with the mature specimen trees that encircle the plot. Mirroring the mass of the existing house, the building will include an addition of a single storey living room to the rear, with plans for a green roof. The planning allows for careful architectural decisions to be made throughout, with bespoke natural oak joinery, smooth polished concrete floors and large single pane windows that will flood the house with natural light.

The open-plan living spaces will unfold across the entirety of the first floor, flowing seamlessly into the kitchen and dining areas. Within the single-storey extension, glazed double doors will slide open to reveal the front patio, creating a smooth transition between indoors and out while allowing an abundance of natural light to pour deep within the plan from the dual-aspect layout. A study, WC and storage cupboard will lead from the central hallway on one side, while a gym and snug will be accessed from the other, with the utility room positioned opposite the entrance. The proposed plan is conceived with efficient family life in mind and will be wonderfully well-suited to coastal life.

Four spacious double bedrooms will occupy the first floor, two of which will have en suites with showers and a walk-in wardrobe. There are also plans for a large family bathroom with a separate bath and shower. The proposed main bedroom will expand across the second floor, with a separate walk-in wardrobe and en suite and cleverly positioned skylights to illuminate the space.

The house will include off-road parking with space for two cars.

Outdoor Space

The gardens have been designed to retain the vast majority of existing trees, with just three smaller trees proposed for removal along the site’s southern boundary to enable construction access. These will be replaced with native species to preserve the natural woodland and provide ample screening from the street. Beautifully landscaped, the plot’s original summer house will also be retained, nestled among the trees.

The Area

Sandgate is a quiet village next to the larger coastal town of Folkestone. It has a spectacular, secluded beach positioned only a few minutes’ walk from the plot. On clearer days, it’s said that the outline of the French coast can be spotted in the distance. The beach is backed by a promenade, which runs all the way between Hythe to the west and Folkestone to the east.

The Military Road canal is close by and runs parallel to the beach. It offers the opportunity for paddle boarding or canoeing and wonderful walks towards Dungeness. One of the largest expanses of shingle in Europe, Dungeness is of international conservation importance, as well as being home to Derek Jarman’s house and garden.

Folkestone is renowned for its incredible food scene with Michelin star holder Hide and Fox serving Modern British dishes with an emphasis on seasonal ingredients and Rocksalt preparing the freshest fish possible, caught from local day boats. Local favourites also include The Lighthouse and Docker Bakery. The Folkestone Harbour Arm is now home to a variety of independent shops and food kiosks.

With a growing reputation as a cultural destination, Folkstone has a popular Triennial and the Folkestone Fringe, as well as a wealth of galleries and exhibition spaces, such as in the Creative Quarter and at the Quarterhouse.

There is an array of good schools in the area, including state primary schools such as Sandgate Primary, Saltwood, Seabrook and St Martins, and boys and girls grammar schools for secondary students. For private schools, there is Northbourne Park Prep, and a bus runs from the house to the school, as well as Kings or St Edmunds in Canterbury or Ashford prep and secondary school.

Trains run from nearby Folkestone West station to London St Pancras in just under an hour.
