Kings Wall, Malmesbury, Wiltshire SN16

Description
An historic late 17th Century Grade II* Listed townhouse
situated on the edge of the town yet close to the High Street.

Description
This Grade II * Listed home is arguably one of the finest town houses in Malmesbury and dates from the late 17th century. With limestone rubble elevations beneath a stone tile covered roof, the five bay facade has stone cross mullion windows with leaded-lights. Most of the windows have original fixings and relieving stone arches over. It is thought to have been built by Mathew King, a wealthy clothier but subsequently enlarged by a Mr Thomas, Town Clerk to 'The Old Corporation' and may have been used as a mill and subsequently a silk glove factory in the late 1800's. There are period features throughout the house including a number of particularly good fireplaces.

The part-glazed front door leads into a hall with wide elm floorboards, with a cloakroom off, and the main staircase. On the right is the three windowed sitting room with a large inglenook style fireplace and a lovely panelled wall with a secret door to the secondary stairs. At the rear is a study with a wood panelled ceiling and an exposed mullion window. On the lower ground floor is a hardwood orangery with tiled floor and two sets of double doors into the garden. The large kitchen/breakfast room has a wide fireplace housing the gas, two oven, Aga with a granite surround and adjacent shelving. The bespoke painted kitchen cabinets have complimentary shelving over and solid wood worktops. There are two external doors and a door to the adjacent laundry/boot room with a shelved pantry and a boiler room also housing the pressurised hot water cylinder. Stone stairs lead off.

On the first floor the master bedroom has two mullions and a lovely fireplace with a Victorian grate. There is a panelled wall plus a door to the en suite bathroom with a shower over the bath. Also on this floor is another double bedroom currently used as a home office with extensive book shelving. On the second floor are two further double bedrooms, a nursery/dressing room with extensive wardrobes and a shower room. On the top floor is an attic bedroom with exposed beams and a dormer window, plus a hanging cupboard on the landing and walk-in loft storage space.

To the side of the property is a driveway shared with the neighbour King Athelstans House, with space to park two or three cars, depending on size. Extending to about 0.4 of an acre, the extensive gardens lie mainly to the front and side of the house and comprise areas of lawn and hedging interspersed with wild flower meadows, a lovely paved terrace, stone walls and numerous fruit and mature trees. Nestled beside the stream that feeds into the nearby Avon, the garden is a wonderful oasis for wildlife and has open views over the surrounding countryside. At the rear is a brick outbuilding with power and light. Adjacent is a shaded pergola ideal for alfresco dining.
