1 bed Flat For Sale £350,000
Endwell Road, London SE4

Description
This wonderful one-bedroom apartment lies on the ground floor of a converted tea and coffee factory in Brockley, south London. Open-plan living spaces are paired with considered details and large banks of glazing to create an apartment perfectly suited to modern living. A short walk from Brockley Station, it is close to the cafes, bars and restaurants that make Brockley so popular. There is residents parking in the courtyard and the underground garage.

The Building

The former 1940s tea and coffee factory was converted by mta architects in 2008. Their intention was to create a landmark building containing both residential and commercial spaces that would act as a catalyst for the regeneration of Brockley Cross. The existing post-war fletton brick building was extended with a contrasting, floating cantilevered addition clad in patinated copper. This was topped by a separate cedar-clad addition. The materials, green patinated copper and brown cedar cladding, are a reference to the tree-lined horizons of Brockley, allowing the building to both blend with the landscape and act as a defining feature to passing pedestrians, cars, buses and trains.

The Tour

Entry to the apartment is on the ground floor via two external bike planters by Plantlock. The front door opens to the open-plan kitchen, living and dining room. Floors here are black rubber with circle detailing, referencing the building's industrial origins. The current owners have positioned the living area at the front of the plan, next to frosted floor-to-ceiling glazing, allowing a soft light to illuminate the room.

The Plykea kitchen is positioned at the back of the room. Here, pale ply-fronted cabinetry with brass pull handles lies on either side of the white Formica worktop. An electric hob and a wide ceramic sink sit beneath the tiled ceramic splashback.

The double bedroom is at the rear of the plan, where walls painted 'Pink Ground' by Farrow and Ball create a soothing environment. A bank of powder-coated metal-framed windows welcomes natural light in, and a built-in wardrobe adds extra storage.

The serene bathroom is laid with porcelain floor tiles. It has a walk-in shower, and the sink is encased in a cabinet made from dark wood. A utility area is next to the kitchen with open pine shelving, adding extra storage.

Outdoor Space

A communal section of outdoor space lies at the rear of the building. Currently laid with concrete, there is a picnic bench in situ.

The Area

Endwell Road in the middle of Brockley in southeast London. Other local favourites include Salthouse Bottles, for wine and beer, and the community-owned pub Ivy House. Brockley Farmers’ Market runs nearby every Saturday. Neighbouring Peckham and Deptford are within easy reach, and both have thriving music, art and culinary scenes.

Hilly Fields, arguably one of London's finest parks, is less than 10 minutes from the house. As well as its expansive green spaces and elevated views across the city, it has a cafe, a playground, a nature reserve, and tennis and basketball courts. Brockley & Ladywell Cemetery is also a short walk from the house. Spanning 37 acres of beautiful green space, it is all protected within the Brockley conservation area. Telegraph Hill Lower and Upper parks are also within a 15-minute walk.

The apartment is incredibly well connected, with three stations within a 10-minute walk. Brockley Station is on the doorstep and runs London Overground services to Canada Water (Jubilee Line), Shoreditch, and Whitechapel (connecting to the Elizabeth Line).
