Description
Great Oakley

What we Say at The Zoe Napier Group

Built to a very high standard with eco money saving ground source heat pump and rainwater harvesting tank, the EPC “B” rating represents the amount of insulation the house has which is situated on the edge of the village but within a few minutes walking distance to the centre.

What the Owners Say

We fulfilled our dream of having our horse living on our property and the enjoyment of hacking in the beautiful nearby countryside. Being aware of climate change we decided to install the gshp and rainwater harvesting tank when we built the house in 2013. These moneysaving features have more than paid for themselves.

History & Background

The plot was bought by the vendors thirteen years ago as a self-build project and was completed three years later. They designed the property themselves and took a hands-on approach with the construction alongside Master Craftsmen using top quality materials both inside and out. No strangers to building their own houses, they set out to create a highly energy efficient comfortable home in a village close to their hearts. The ground source heat pump extracts heat from the ground and converts it, via the heat exchange pump, to heat the underfloor heating and radiators as well as hot water, so there is no need to use fossil fuel. At the time of construction, the vendors also added a rainwater harvesting system which is then used in the house for toilets, washing machine and the outside tap. The paddock land sits to the front of the house with double garage and two 12’ x 12’ stables which were constructed at the same time.

Setting & Location

Approached by a long sweeping gravel driveway leading through a white picket fence, the property is set behind Maltings Farm along with five other properties built some years earlier and is set to the rear of them, situated adjacent to farmland on the edge of the village but within a few minutes walk of the centre and to the community run Maybush Inn in the village of Great Oakley. Great Oakley is an attractive village which lies approximately 17 miles to the east of Colchester, within the Tendring District and approximately 4.5 miles to the southwest of Harwich. The village offers most local amenities including a C of E primary school, a pub, a village store, a Doctors surgery and a playing field. The A 1414 runs between Thorpe-le-Soken and Harwich and has a regular bus service. The nearest train station 6 miles away at Thorpe-le-Soken (train journey time to London’s Liverpool Street approximately 80/85 minutes), Wrabness station is 4.4 miles which links to Manningtree and the Norwich to London Liverpool Street station
