House For Sale £875,000
Myrtle Road, London E17

Description
A substantially refurbished, immaculately conceived two bedroom family home, arranged over two floors plus converted double garage and extremely large garden. This is a uniquely stylish and secluded home, enviably sat in a wonderful spot.

Our famous High Street is just a half mile on foot. Here you'll find a wealth of cafes and shops as well as Europe's longest street market, home to a huge variety of stalls and great for fresh produce. And be sure to check out our thriving social hub of crate St James, also on your doorstep.

If you lived here…

You'll be revelling in all the love, care, inspiration and expertise that's gone into this comprehensive refurbishment, with new architectural arrangements underpinning beautiful Design & Decor. While the original structure dates back to the eighteenth century, the developments are nothing but modern, with plenty of skylights and glass. It's all utterly private and tucked away off the surrounding roads, accessed by a subtle private street entrance.

The broad frontage allows both your lounge and kitchen to open up directly to your wrap-around grounds, secluded behind gates and walls. Your lounge is a 225 square foot dream, with beams overhead and an exposed brick wall painted a stylish mint green. Next door your kitchen's equally stylish, dressed with a sleek suite of glossy cabinets and integrated appliances, plus a large chef's island and double width stainless steel oven.

A skylit hallway, spare WC and handy utility room complete the ground floor between the lounge and kitchen, while upstairs you first come to your skylit study, with a wealth of integrated bespoke shelving. Next door bedroom one, also skylit, comes in at around 180 square feet with your first en suite immaculately finished in large format chocolate-hued tiling. Bedroom two's another double, with its own en suite and more skylights, while your second stairway returns you to the ground floor.

That's not all. The 400 square foot, fully-powered garage has been substantially developed and currently comprises a large storage area, segmented from the main space, sizeable gym and creative studio. Finally your wrap-around garden space takes in a courtyard, decking and lawn, ideal for hosting even the largest of gatherings or just letting the whole family relax and do their own thing. It all makes for a secluded, self-sufficient estate in the heart of Walthamstow.

What else?

- As noted you're just a short walk from the High Street. St James Street station is just as handy and will get you straight to Liverpool Street in twenty minutes, putting the City around a half hour away door-to-door. Heading to the West End? It's just one stop or a twenty minute stroll to Walthamstow Central for the Victoria line.
- Parents will be pleased to know you have no fewer than twenty two primary/secondary schools, all rated 'Good' or 'Outstanding' by Ofsted less than a half mile on foot.
- London's largest nature reserve, our 500 acre, Green Flag award-winning Walthamstow Wetlands, is just over fifteen minutes on foot. Free to enter all year round, it's an endlessly explorable expanse of blue and green space. You'll forget you're in London.

A word from the owner...

"Most people describe the house and space as a secret garden, and it certainly does feel like a magical little oasis in the middle of London. That's the best part of Walnut Tree Cottage - being able to shut the gate securely behind you and be away from the hustle of the city streets. In warmer weather, the deck, patio and courtyard become an extension of the living space, essentially doubling it. Lounging on the deck or patio can feel like being on holiday without leaving home, especially on warm Friday evenings with a glass of wine, and it’s certainly fantastic for a party. The space is versatile, which we discovered during lockdown, creating a gym in the garage and a studio in the greenhouse. Because the house was the stable yard for Low Hall Farm built c1790, you feel grounded in the history of the area as much as you feel part of vibrant, modern London. The house is situated in a quiet street with friendly neighbours and is minutes away from big, outdoor spaces–fantastic if you have a dog (they will live their best life on those walks!) or love to be active outdoors. Lastly, a word about the house name that came from a glorious walnut tree that stood just on the other side of the fence by the gate. Several years ago, the tree was sadly removed. The next spring, two trees sprouted on our side of the fence, planted by a squirrel we named Sophia who fastidiously collected and stored all the tree's walnuts before it was removed. The house's namesake has returned as two beautiful walnut trees that dutifully provide incredible shade in summer and walnuts every autumn, but none of those reach the ground thanks to what we like to think as Sophia's offspring who harvest the nuts before they can even fall."
