1 bed Flat For Sale £395,000
Pomeroy Street, New Cross SE14

Description
Immaculate and architecturally-treated one double bedroom ground floor flat. It's 505 square feet and has its own front door, and a private landscaped full-south-facing garden (with direct access from the large reception), plus a gated front yard too.

You’re in New Cross/Peckham borderland here - enjoy what both towns have to offer. Queens Road Peckham is your closest station; walk six minutes. New Cross Gate Station is a 12 minute walk. Both are Fare Zone 2 and offer Overground services as well as regular ones. Nunhead’s centre (and its station, for added Thameslink trains) is close as well - walk 14 minutes.

A walled and gated paved front garden sets the flat entrance back from the pavement - handy for storing bikes and such. In your front door and a windowed hall is a warm welcome. A smart (and windowed) shower room is your first-find, to your left, with contemporary sanitary ware and fittings, and attractive square tiling in two hues. The generous walk-in shower has a separate spray attachment in addition to the overhead one.

An oversized door straight ahead from the hall reveals your spacious bedroom, with inset double and triple wardrobes (running to the ceiling, natch) and a space-saving flip-down desk. The double-glazed bedroom windows deliver dreamy garden vistas.

It’s right from the hall for your main and double-aspect event. This incorporates kitchen, dining and lounge areas and extends over 24 feet. The kitchen area is at the near end of the room. Modern fitted units (including a full-height bank) provide a seriously-surprising amount of storage space for a one bed pad. And appliances are integrated and included in the sale.

Dining and sitting areas complete the room (south-facing windows giving you a notably-bright chilling or entertaining space), and a subtle curtain is fitted to divide this off - ideal if you have overnight guests or want to hide dinner prep. The double-glazed back door out to the garden is next to a smart vertical slimline radiator. The delightful outside space is mature and cleverly-landscaped, with herbs and palms among its many offerings.

Boddington House is low-rise block that’s really well-located for transport options. Aside from the three mentioned local stations, bus routes are brilliant from both Queens and Old Kent Roads (walk a few minutes for either). Roll all the way into town, or connect easily with the tube at Elephant & Castle.

New Cross has some top eateries and drinkeries including The Rosemary (Hungarian, organic), The Rose Inn and The Old Library. The Corner (cafe) is a new pleasing addition too. Thanks to Goldsmiths University you are also close to a smashing contemporary art gallery: Goldsmiths cca.

The area by qrp Station has good spots too - check out Kudu, Smokey Kudu, Peckham Cellars, Beer Rebellion, Mama Dough and Blackbird Bakery.

For more close options, Peckham Rye, Nunhead, Camberwell and Deptford are a short walk, bicycle or bus journey away. With Greenwich, Dulwich, Bermondsey and Brockley just a little further.

Telegraph Hill (New Cross’s largest Conservation Area) has two lovely parks with skyline views, and a delightful weekly market which runs in the Lower Park every Saturday, Walk there in 15 minutes. Other larger green spaces within easy reach are Burgess, Southwark and Peckham Rye Parks, and Nunhead Cemetery Nature Reserve.
