House For Sale £650,000
Goldsmith Road, London E17

Description
This three bedroom Victorian terraced house is tucked away in a quiet residential street just minutes from the shops and station on Blackhorse Road, and close to Higham Hill Park and Walthamstow Wetlands.

If you lived here…

You’d have lots of living space spread over three floors and a lovely landscaped garden, all well-maintained and in a great location. The property has been refurbished to optimise internal space. On the ground floor, the downstairs hall walls have been removed to create a series of open-plan rooms with great flow and a single storey extension has been added. On the top floor, a main bedroom suite has been created in the loft space and a large rear dormer addition.

Entering the front door, you come straight into the front living room. This is a large light space with a south-facing bay window and an opening straight through to the open-plan dining room and kitchen. The dining room has plenty of space for a large dining table and has a useful built-in understairs cupboard. The kitchen, which is housed in a single storey extension, has a wall of high gloss white wall and floor cabinets with a mix of integrated and freestanding appliances, a window with garden views, and a glazed door that opens onto the decked garden terrace. There’s also a door to the downstairs bathroom, which is fully tiled, with a basin unit, WC, bath with an overhead shower and glass screen, a heated towel rail, and a high level opening window.

There are two double bedrooms on the first floor, both with built-in storage, wood floors, and crisp and fresh all-white décor.

The top floor main bedroom suite comprises a double bedroom and a bathroom built into the loft space and a large dormer to the rear of the house. The bedroom has a central door, with space for a bed, eaves storage, and a Velux window to one side, and a dressing room space with a rear picture window with rooftop views to the other. The white metro-tiled bathroom has a contemporary suite that includes a bath and an opening Velux window.

The garden, which is over 25ft long, is mainly decked with planted beds along each side and a shed at the end. The beds are full of mature plants which create a natural backdrop to what feels very much like an outdoor room and a well-used extension of the living space.

What else?
-You’re at the heart of the Higham Hill community, with all the amenities of Blackhorse Road just a minute away at the end of your road. This includes a wide range of independent shops, cafes and restaurants, and the popular ‘Beer Mile’ of local micro-breweries and taprooms.
-It’s just a 12 minute walk to Blackhorse Road station, which is on the Gospel Oak to Barking overground line, and also has fast Victoria Line journeys into central London (13 minutes to King’s Cross, and 17 minutes to Oxford Circus).
-There’s plenty of green space nearby. Higham Hill Park with its playground, sports pitches, tennis courts, and thriving community café is a five minute walk, and the extensive Walthamstow Wetlands nature reserve is a mere ¼ mile to the west. Slightly further afield (but still just a 17 minute walk) is the beautifully landscaped Lloyd Park with its many amenities and William Morris Gallery.

A word from the owners...

"We looked at houses in other parts of Walthamstow before we bought this one, and we’re so glad we chose Higham Hill. Since moving here we’ve helped to plant bulbs and trees in Higham Hill Park, our young son has thrived at his local nursery and primary school, and we’ve been part of a community of lovely people who are friendly and supportive, and really care about the area.
As well as being part of Walthamstow as a whole, which has brilliant social and cultural events and activities, our immediate neighbourhood has pretty much everything you could want on a day to day basis - grocery shops, great coffee, sourdough bread and a crazy number of craft breweries. And if you did, for some reason, feel the need to travel out of the area, the tube is a ten minute walk from the house.
We love nature and trees, and we really appreciate our proximity to Walthamstow Wetlands and Tottenham Marshes - our favourite walk is across the marshes, admiring the houseboats and wildflowers along the canal, on the way to the quirky Waterside Cafe for breakfast or cake.
Our street itself is very quiet, and our top floor bedroom in particular is a very peaceful and relaxing space. The rooms at the front of the house are incredibly light and bright, while the ones at the back overlook gardens and greenery, which feels good for the soul."
