House For Sale £650,000
Tower Road, Burnham Overy Staithe PE31

Description
The Property

Water Mill House forms part of the prestigious Burnham Overy Mill development just outside Burnham Overy Staithe. The converted Georgian water mill is an iconic landmark on the coast road and the individually styled residences that make up its conversion by the National Trust benefit from stand-out views over the River Burn and surrounding countryside.

Each property has its own quirky and charming character and Water Mill House is no exception. With three double bedrooms, two family bathrooms, stunning sitting/dining room with vaulted ceiling & river-facing balcony, large kitchen, enormous basement area and south facing outside deck; Water Mill House is a welcoming and beautiful space to make home.

Approached from the rear of the building, over the private deck, the entrance hall is on the ground floor with space for coats & boots. The door through to the basement storage room is off the entrance hall (more on this later). There is a fantastic central staircase that winds up through the house and it's up the first short flight from the entrance hall to the main first floor living area.

Off the hallway is arranged the sitting / dining room, the kitchen, first double bedroom and large bathroom. The sitting/dining room is a real show-stopper, with a vaulted ceiling and flooded with natural light from dual aspect windows (both with beautiful views) and the door out to the juliet balcony. The wood burning stove is recessed into a central fire place and the room offers several tucked away spots to sit and relax and enjoy the views out over the river. There is ample space for a dining table seating six and a handy hatch from the dining area to the kitchen next door.

The kitchen is a good sized room with a lovely window looking out over the mill pond. It features a solid wood handmade kitchen, with oak worktops, space for an oven, hob and fridge/freezer.

Adjacent to the kitchen is the first of the double bedrooms, a beautiful room with another pretty window overlooking the mill pond to the front of the building and a wall of charming panelled fitted wardrobes and cupboards.

The family bathroom is next to the bedroom with a large storage / airing cupboard in the corridor. The large bathroom comprises bath with shower over, WC and wash hand basin.

Upstairs to the second floor are a further two double bedrooms, the first of which is of notable size. Again with vaulted ceilings and Velux windows looking out of the river and countryside beyond. These two bedrooms share a further bathroom, comprising bath with hand held shower attachment, WC and wash hand basin.

One of the unique aspects of Water Mill House is the massive storage space on the ground floor. There is a desire to call it a 'basement' but there are in fact two windows (shuttered) and an entrance door leading from the coast road that passes by the front of the building. This is a great space to store garden furniture, kayaks, cycles, wine and the myriad of other things that find their way into storage at home; the current owners have their washing machine and tumble dryer down here too. The ceiling height is restricted but for those under 5ft 7ins, there is no need to stoop.

Outside

Water Mill House has two allocated parking spaces in the car park shared by three of the residences. This is less than a minute's walk from the front door.

To the front of the house itself is a private decked area, benefitting from the stunning outlook of the mill building itself, the sound of the water mill race flowing under the building next to it and of course the breathtaking views out over the River Burn and countryside beyond. It's a view that is ever changing with the shifting seasons and migrating birdlife.

Holiday Let Opportunity

Projected Occupancy: C. 30 weeks pa

Water Mill House has fantastic potential as a holiday let. Several of the residences in the development have excellent pedigrees as successful holiday cottages and Water Mill House would be just as popular. The house is well-proportioned and offers guests so many things they are simply not going to have at home, not least having the sound of the River Burn burbling past the front door and the dramatic surroundings of a Georgian water mill building.

The house has been a much loved private second home for many years, so the figures provided are projections from the team at Big Skies Holiday Cottages, who will be happy to provide more information on holiday letting and how it could work at Wate Mill House.

The Location

Burnham Overy Water Mill dates back to 1790 and was fully operational for some 150 years until it fell into disrepair during the war years and finally was devastated by fire in the 1950s, when it was acquired by the National Trust who first repaired and then converted the buildings into residential dwellings in the 1990s.

Situated between the villages of Burnham Over Staithe, Burnham Market and Burnham Deepdale, the Watermill is perfectly positioned to make the best of all the amenities these villages have to offer.

Burnham Market is home to the famous Hoste Hotel & Restaurant and award winning Socius restaurant along with all manner of boutiques, galleries, independent shops and cafes. There is an excellent conveniance store, garage and selection of shops at Burnham Deepdale; whilst from Burnham Overy Staithe you have fantastic walking out from the quay, across the saltmarsh to the beach and a great pub, The Hero.

Just a few miles further along the coast in either direction are the famous sandy beaches at Brancaster, Holkham and Wells-next-the-Sea.
