3 bed Flat For Sale £950,000
Wickham Road, Brockley SE4

Description
Incredible and immaculate raised ground floor three bedroom mansion-style apartment of 1147 square feet. The large and bright period home has been extensively (and luxuriously) renovated recently, and comes with its own front door and entryway, an external store, a private west-facing garden, and off-street parking. Share of Freehold.

Location-wise, you’re in an extremely good spot: Right in the heart of leafy Brockley Conservation Area, just a 10 minute stroll from delightful Hilly Fields. You’re close to Brockley, Saint John's, New Cross and Deptford Bridge DLR stations. Walk eight, nine, 13 and 14 minutes respectively.

Created in 1850, Wickham Road is one of the most coveted addresses in the locale; the oldest and widest of the four grand north-south axis avenues in Brockley. The huge house is fronted by a large drive, and it’s to the left hand side of this you approach the apartment. Take a few steps to your own front door and open into a smart entrance lobby, complete with wash stand/plumbed basin. It’s a right for your wonderful main room - which incorporates kitchen, dining and lounge areas. There’s a lot to take in here! We love the high ceilings and skirtings, cornice and ceiling rose detail, the wood-burner (with marble surround), the sash windows to the big bay window (with plantation shutters), the designer radiators, and the beautiful herringbone parquet flooring - which, thrillingly, flows through the hall and bedrooms too.

The custom-built kitchen is sublime. A flawless and generous Shaker-style affair, with marble counters and splash back, traditional-style taps, and high-end integrated appliances. Larger tall cupboards feature to the near wall (providing bountiful additional storage, and housing full fridge plus washing machine and dryer stack).

Moving through the flat, next door you have a large single bedroom (of over 11 feet by nearly 7 feet), in a duck egg hue, with a bank of bespoke fitted closets. Next along is the property’s sash-windowed bathroom. It’s a full and fancy one, with both roll-top bath and independent walk-in shower. Designer sanitary ware and fittings and marble floor tiles further impress.

Back in the hall, you’ll next find a slim storage cupboard, plus the part-glazed back door out to access the garden. A few stairs down and the large section demised exclusively to your flat is the second lateral one. Access it through reclaimed antique wrought iron gates. A healthy lawn’s here and a raised deck - where one can take full advantage of the sun and birdsong. The apartment also comes with a one third share of the wooded section at the end of the garden (which is adjacent to the mews at the rear of the plot).

Back inside, two massive bedrooms await. Set to the rear is the first double bedroom - of over 14 feet by over 14 feet. Designer radiators, designer paint and a large sash window tick more boxes.

Adjacent is the master bedroom, to the front of the building. Welcome features here include a big square bay window, plantation shutters, and a fine original marble fireplace (working) of a scale befitting such a grand setting - the room is over 20 feet by over 14 feet (a standard double bed would disappear in here!). Ornate cornicing and ceiling roses grace the principal bedrooms.

A fabulous apartment and a fabulous place to find it. Close to transport and all the action, yet with a spread out suburban feel. The area was constructed on farmland - predominantly in the second half of the C19th - for newly wealthy industrialists (whose business centred around nearby industrial zones in Deptford and Bermondsey). Prior to its residential development, Brockley was home to many market gardens - due to the fine quality of its soil. The area was reputedly renowned for the growing of giant rhubarb and exemplary strawberries. Today, find wide tree-lined streets flanked with handsome homes, and a quiet cobbled mews or two, alongside plenty of public green spaces and nature reserves.

Your most local park is Hilly Fields - an open public green space with Victorian street lamps, sports courts, a playground, cafe, and even a stone circle! Its summit stands 175 feet above sea level - you have very cool panoramic views. Beyond Hilly Fields, other local green spaces include Ladywell Fields (where you can follow the Ravensbourne River), Telegraph Hill Park, and Brockley and Ladywell Cemetery. Greenwich Park and unesco World Heritage Site is walkable too.

This is a good spot to utilise the centres of Brockley, New Cross, Deptford and Greenwich. Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle. You’re also close to Goldsmiths University, with Goldsmiths cca gallery.

Locally, we like Brockley’s glorious Saturday market, The Orchard, l'Oculto Cocina, Joyce and Brickfields (Brockley). Ladywell - with its village-style high street - is close too, for your local Mama Dough (pizza), The Larder (deli) and a good independent butcher (Meat Jon). Deptford has good options too - check out Salt for pizzas, Marcella for heartening Italian suppers, and The Tea House for ace Chinese (among many other offerings).
