House For Sale £850,000
Roundacre, Doddinghurst Road, Brentwood, Essex CM15

Description
Overview

Round Acre is a deceptively large family home in a semi-rural location on Doddinghurst road in the popular parish of Doddinghurst, Essex. The current owner has lived in the property since they had it commissioned and built back in 1982 by John Beasant (a successful local developer) from a unique architectural plan.

Sitting at just under 2000 Sqft with four good size bedrooms (two with full en-suite bathrooms) and lots of living space on the ground floor, this is the perfect blank canvas to create your dream family home and potentially add value by utilising the loft space and also creating an additional extension (subject to planning permission). The location of the house is set back off Doddinghurst Road providing plenty of privacy and in a location which is within the catchment area of several great schools. Open Day - Sunday 23rd of October, by appointment only.
Ground floor

As you enter you will find the hallway straight down the middle separates the house on both sides. To the right are the stairs going up, the study and the extremely spacious living room with its fabulous inglenook style fireplace complete with working gas fire. To the left of the house there is a downstairs cloakroom, the country style kitchen with a rangemaster cooker and utility area, leading to a snug/playroom at the front of the house.

Next to the kitchen is the dining room with French patio doors out to the garden, as well double doors which connect this side of the house to the living room on the other side. Stuart our seller took great pleasure in sharing a memory with me of his kids playing downstairs going from room to room and how joyful that might also be to a new owner.
First floor

Moving upstairs the house is again split into the left and right side of the house with a slight step up to the right side where you will find the main bedroom with a fabulous en-suite bathroom that has a separate shower, as well as bathtub, wc and vanity sink unit. There is also the smaller of the four bedrooms on this side which, if need be, could be a fabulous dressing room providing a complete owners suite on this side of the house.

Separated by a main family bathroom at one end of the landing, the left-hand side of the upstairs has a further two good size double bedrooms, one again with another en-suite providing a separate shower as well as bathtub, wc and vanity sink unit. The loft is part-boarded with electricity and could be a perfect solution for someone looking to create even further space with the potential for a loft extension that could see a further two bedrooms if needed.
Outside

The rear garden can be accessed from the dining room as well as the utility area in the kitchen and access down the side of the house. The garden is private and secluded, providing a blank canvas to create a truly wonderful outside family space. Currently the garden is mostly laid to lawn and large enough for children to pursue their adventures and adults to cultivate. Currently there are cherry, apple, pear and plum trees, rhubarb, raspberries, gooseberries, a grapevine, and fiery horseradish.

There is a double garage to the side of the house providing parking for two cars as well as well a driveway in front of the garage leading to the front of the house, providing parking for several vehicles.
The owners view

Doddinghurst is a lovely village with a flourishing community centred around the village hall, restaurant, church, and shops. Children will enjoy the playing fields and playground. The village schools are excellent and the secondary schools in the Brentwood area equally so. For a grown-up family getting ready to leave in the morning the three bathrooms are a boon. There are enough rooms downstairs for family members to have space for their own activities without encroaching on each other. This has been a happy home. I sincerely hope that it proves to be ideal for the new owner whoever that may be.

The house is double glazed with gas central heating throughout.

Council Tax Band: G - £3059 per annum.
