House For Sale £475,000
Gibbon Road, London SE15

Description
Beautifully renovated in recent months, this one-bedroom house is excellently positioned in the triangle between Nunhead, Peckham and Brockley. The interior spaces are characterised by a feeling of light and warmth, making use of natural materials, including cork floors, to create a wonderfully serene environment. There is a large garden that stretches behind the house, carefully planted with agapanthus and roses.

The Tour

The house is positioned within a 1970s terrace on Gibbon Road, a peaceful street a short walk from Nunhead Cemetry. The interiors have been sensitively opened up, making excellent use of space. The ground floor is home to the open-plan kitchen, living and dining room, with a dedicated office space tucked away in the front corner. Cork flooring runs throughout, adding warmth and tactility to the design. The spaces flow towards the garden at the rear, where glazed doors welcome light in and allow for a seamless connection between indoors and out.

The kitchen extends along one wall, realised in bespoke ply cabinetry with white cabinet fronts and worktops. Open-ply shelving above creates further storage; built-in appliances include a gas hob, oven and a fridge/freezer. Wonderfully sociable, a dining area is currently arranged centrally, while the living spaces occupy the rear of the plan towards the garden. Slats of plywood gently separate the front office from the rest of the room, their open nature allowing light to flow around the plan.

White-painted stairs ascend to the first floor, where the bedroom and bathroom are situated. The cork flooring continues, visually linking both levels and creating a sense of material continuity. Positioned at the front of the plan, the bedroom is illuminated by light that floods in through two large windows; it receives an excellent amount of morning sunshine. The bathroom has a generous walk-in shower, with textured stone tiles decorating the walls and floors. A large skylight in the roof's pitch welcomes light in.

There is ample eaves storage, easily accessible via the staircase, as well as loft space.

Outdoor Space

Extending behind the house is a beautiful garden, its borders carefully planted with a mixture of evergreens and seasonal blooms, including agapanthus and roses. The design is decidedly wild, with vines clambering over the trellis walls and a combination of ferns and flowers in the beds below.

The paved area steps down in three sections, allowing for great versatility of use; the current owners have a seating area arranged at the upper section, creating a wonderful sense of indoor/outdoor living. The garden feels wonderfully peaceful and secluded and receives copious amounts of afternoon sunshine.

The Area

Gibbon Road is brilliantly positioned for the best of Peckham, Nunhead and Brockley. Peckham is an increasingly popular area of south-east London, in part due to its excellent independent restaurants, bars and cafes, including perennial local favourites Forza Win, Levan, Artusi and Kudu. Larger establishments such as Frank’s rooftop bar, Peckham Levels and the Bussey Building attract crowds from across the city.

Green space can be found at the beautiful Nunhead Cemetry, just a few minutes walk from the house. Nunhead Cemetry was consecrated in 1840 and is one of the seven great Victorian cemeteries established in a ring around the outskirts of London. It contains examples of the magnificent monuments erected in memory of the most eminent citizens of the day, which contrast sharply with the small, simple headstones marking common, or public, burials. Peckham Rye Park & Common is also nearby.

The numerous cafes, restaurants and bars of Brockley are all within easy reach, including now-legendary Browns of Brockley coffee shop, Joyce natural wine bar and l’Oculto for excellent tapas, as well as a wide array of other options, including The Tapas Room, Sparrow, and Artusi’s sister-restaurant Marcella. Other local favourites include Salthouse Bottles, for wine and beer, and the community-owned pub Ivy House. Brockley Farmers’ Market runs nearby every Saturday.

Nunhead Station is a few minutes away, which runs services to Victoria and Blackfriars, as well as to Sevenoaks in the other direction. Queens Road Peckham is around a 12-minute walk away, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water (10 minutes) and the Northern Line at Clapham High Street (11 minutes). Southern trains run services to London Bridge with a journey time of around 7 minutes. Brockley Overground is also around a 15-minute walk.
