Woodlands Road, London E17

Description
A beautifully appointed three double bedroom Victorian terrace with south-facing rear garden in Upper Walthamstow. You're sat on a leafy street ideally located for the best of all worlds - great green spaces, amenities and transport links.

Wood Street was once a British film industry hotspot and hosted several studios up until the 1930s. The former Crown Cinema is now home to Wood Street Indoor Market, perfect for perusing curios. A fourteen minute stroll takes you to the Village, Walthamstow's beautiful old town, bursting with superlative places to eat and drink.

If you lived here

You'll be stretching out in your 125 square foot lounge with a bay window, handsome wooden floorboards and a vintage fireplace with striking jade surround taking centre stage. Timber folding doors throw the entire space open to the rest of your substantial ground floor, making it all dual aspect. Step through here and reception two comes in at 155 square feet and is home to another fireplace and a wealth of storage.

Steps lead down to the kitchen, a glorious space and naturally bright thanks to the lengthy, left-aligned lightwell. Delectable designer touches include parquet flooring, pendant lighting over the breakfast bar, an exposed brick wall, Belfast sink, smart black units and a Toledo chef's oven. A window seat nestles in the outer corner; the perfect spot to soak up vitamin D all year round.

Step through your kitchen door and into the twenty one foot, south-facing garden. With pristine patio, raised beds, a stretch of Trulawn and a seating area under wisteria-covered pergola, this is a fine urban retreat. Back inside and head up to the first floor for two immaculate double bedrooms and a bathroom with a rainfall shower cubicle, clawfoot tub, skylight, and Aegean blue accents. Up on the second floor is bedroom three with twin skylights, plus an impeccable walk-in shower room next door.

Wood Street Station is five minutes' walk and will get you to Liverpool Street in twenty. Or change trains at Walthamstow Central for access to the Victoria Line to be in central London in fifteen minutes. Drivers will be pleased to find the North Circular close at hand and there are several charging stations nearby. A secure bike hanger's right outside, ideal for making the most of E17's many bike routes. Rainy day? The W16 bus route around the corner on Wood Street will speed you to a choice of four stations (Highams Park, Wood Street, Leyton Midlands and Leytonstone) so you can arrive at your destination dry and unflustered.

What else?

- Local schools are excellent, with nineteen rated 'Good' or 'Outstanding' within a one mile radius. The 'Outstanding' Woodside Primary Academy is just three minutes around the corner.
- You're a five minute cycle from Epping Forest for Gilbert's Slade park's open glades, babbling brook and ancient hornbeam pollards. Lloyd Park is just as close on two wheels if you prefer your green environs more manicured.
- Fancy wrapping your tastebuds around something sweet and sublime? Head to Wood Street Bakery around the corner. Run by a mother and daughter duo, this artisan bakeshop and cafe started during lockdown, delivering home made treats to neighbours by bicycle.

A word from the owners.....

"We moved to Woodlands Road from Hackney 7 years ago and fell in love with the street and the area. We are fortunate to have found ourselves surrounded by many like-minded couples and families, with lots of neighbours who have become friends. Being in lockdown reinforced how lucky we felt to live here; with amazing support from the active and generous street Whatsapp group.

The house has been dramatically extended, honouring the beautiful original Victorian features alongside modern comforts, light and space. Light floods through the house from the rear extension, and the south-facing garden is a glorious sun-trap which feels just like another room. From the cosy open fire in the winter, to enjoying a cuppa in the window-seat overlooking the scented wisteria and wild roses rambling across the pergola - it’s a delight to live in.

We knew little about Wood Street when we first arrived but now can't imagine living anywhere else. Close to Walthamstow village, God's Own Junkyard and the Ravenswood breweries but with our own vibrant community and ever-evolving scene right here. Wood Street Wall’s artists adorn our streets, we have plentiful fantastic cafes, shops, restaurants and the Duke is a great local. So many parks, activities and events for kids and just as much for adults. You will love it!"
