Situation
Situated to the north of the village of St Neot, the land lies between the A38 Bodmin to Liskeard main road, and the A30 dual carriageway between Bodmin and Launceston.

It is also in an Area of Outstanding Natural Beauty on the southern fringes of Bodmin Moor, near Colliford Reservoir and the famous Dozmary Pool, where King Arthurs Excalibur is supposed to be laid. To the north of the land is Penkestle Moor and Letter Moor, being an area of common land.

The nearby popular village of St Neot benefits from a primary school, pub and church, whereas the market town of Liskeard, some 6 miles distant, has a wider range of amenities including agricultural merchants and veterinary practices.

Auction Information
Date of Auction: The Land at Penkestle will be offered for sale by public auction on Wednesday 16th November 2022 at 7pm at Strawberry Fields, Lifton, Devon, PL16 0DE
Buyers are advised to attend by 6.30pm to register.

Buyers Registration: Please note all bidders, including Kivells existing clients, will need to register with Kivells on the night of the auction in order to comply with The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 (the "Regulations") – as of 26th June 2017.

Bidders will be required to provide one form of government issued photographic identity and a utility bill addressed to them at their home address, dated within 3 months of the date of the auction. Failure to do this, may prejudice your ability to bid on the night.

Buyers Auction Fees: All successful buyers at Kivells property auctions should note that on the exchange of contracts an auction administration fee of £1500.00 plus VAT (Total: £1800 inc VAT) is payable to Kivells. This is payable to Kivells by cheque, bacs or debit card payment
The successful buyer will also be required to reimburse the vendor for search fees.

Deposit: A 10% deposit will be required to be paid by the successful bidder upon the fall of hammer and at this point the contract. The deposit has to be paid to Kivells as auctioneers and can only be paid in the form of a cheque or bank transfer. All bidders must only bid if they can make this payment.

Cheques must be drawn on a bank or branch of a bank in the United Kingdom, any other cheques may be rejected and it will the responsibility of the purchaser to ensure they have the correct method of payment available at each auction.

Completion: Will take place at 28 days from the auction, or earlier by agreement between the parties. On the night of the auction, 10% of the purchase price will fall due as a deposit being exchange of contracts.

Services: The land benefits from mains electricity, which has installed from a transformer situated on the land and runs as an underground cable.

A borehole (powered by mains electricity) with a pump and filters is situated in a small shed near to the building complex and supplies natural water to the buildings and the majority of the fields.

Tenure: The property is freehold with vacant possession upon completion.

Farm Plan: The farm plan is based on ordnance survey extracts, and the areas are not guaranteed and purchasers must satisfy them selves as to their accuracy.

Easements, Wayleaves, Rights of Way: The property is offered for sale, subject to and with the benefit of all matters contained in or referred to in the Property and Charges Register of the registered title together with all public or private rights of way, wayleaves, easements and other rights of way, which cross the property.

Directions
From the A38 between Trago Mills and Doublebois, take the junction North at Twowatersfoot signposted St. Neot (and Carnglaze Caverns). When entering the village of St. Neot bare left travelling through the village and out to its West rising upon to Goonzion Downs. Bear right and then upon leaving the Downs turn right, continuing along this quiet country road and as the road bears left there is a turning right signposted Trevenna. Continue along this road where the land will be found after approximately half a mile on the left hand side indicated with a Kivells “For Sale” board.

By continuing and turning left at the next junction takes you along a no through road whereupon further access points to the land will also be indicated with Kivells “For Sale” boards on the left hand side of the road. Towards the end of this road on the left hand side is the building complex. Beyond this is access to the open moorland of Penkestle Moor and Letter Moor commons.<br /><br />
