Station Road, Leicester LE7

Description
”A turn of the century gem.”

Welcome to Station Road, Cropston.

Built to last

The present owners of this property have been in residence for 32 years and have nurtured it into becoming a home that they have truly enjoyed and cared for. It maintains original features pertaining to its turn of the century origins, has had improvements made over the years and still offers huge potential for new owners to add their own touch of originality and style. This is a wonderful opportunity to purchase a traditionally built four bedroom, detached house in Cropston: A desirable location that offers character and charm. Superbly located, it is only a short drive away from open countryside or bustling towns.

There is a generous feel to this property with regards to space and layout. It begins with a substantial open fronted garden and driveway. The property is situated at the top of a wide, sweeping drive that was remodelled in 2016, providing ample room for several parked vehicles and wide enough to provide ease for turning cars. The single brick garage has been built at an angle to the house and is deliberately masked by evergreen shrubs that line the entrance on each side along with mixed planting.

Approached from the road, the visitor can appreciate the size and character of this spacious property, set in its own mature gardens. It is a half white rendered and half exposed red brickwork house, with distinctive chimney stacks and rectangular bay window to the front. All the windows in the residence are double glazed.

The tour begins

The porch has been incorporated within the half pitched red tiled roof that stretches along the front of the house. This adds a distinctive feature to the large front bay and bedroom window directly above, contrasting with the white rendered exterior of the upper storeys.

The entrance hall is carpeted and has a cloakroom immediately to the right, providing a two piece white suite comprising of toilet and wash basin. It is a light and welcoming entrance space, from which the spindled, white painted staircase, office, living room, dining room and kitchen can be accessed. In this central position the office is ideally positioned for those working from home and has a window looking to the side of the property. Meters for gas and electricity are positioned in the cupboard under the stairs.

The house opens up from the welcoming hall into well-proportioned reception rooms, some of which exhibit original features such as picture rails and interior panelled doors. The reception rooms – living room, dining room and conservatory – are next to each other, allowing for a versatile arrangement of furniture and purpose. Combined with the large diner kitchen, they provide a great deal of space for larger scale entertaining but indeed retain their individual characteristics and purposes for a cosier function.

The living room overlooks the front of the property and is a light, airy room, benefitting from a rectangular bay window. It has a feature brick fireplace, which is suitable for burning logs and coal. The dining room, immediately adjacent, is similarly carpeted and opens through double wooden and glazed doors into a hard floored conservatory, with views from the paved area into the garden. This could easily become the ‘summer’ end of the house, with easy access to the kitchen and garden for barbecues on the patio whereas the snug feel of the living room - envisioned with crackling fire - lends itself to darker nights of comfort and warmth. The choice is for the discerning prospective owner to ponder and decide but undoubtedly the generous space allows options and the potential for change.

Pot and pans and all those things

As our attention now diverts back towards the hall, the remaining room opens into the fully fitted and carpeted kitchen diner. This room overlooks the garden and is large enough to accommodate a table for informal meals. It is fitted with a generous amount of open shelved and cream panelled units, cream work tops and a mixed palette of pastel shaded tiles. The kitchen is fitted with an oven, dishwasher, and integrated fridge. The adjoining utility room has plumbing for a washing machine and tumble drier. There is also additional storage for a large fridge freezer, a separate sink and access to the side of the property. Muddy boots or exercised dogs can all be catered for here!

Going up!

The homely feel of this spacious house is now continued as you move upstairs. The white banisters lead to a carpeted, upper floor landing. There are two bedrooms on this level. Both rooms have fitted wardrobes but the primary bedroom has the additional bonus of a private ensuite. The ensuite facilities are fitted with light blue fixtures, including a toilet, basin, corner bath and separate shower. Across the landing there is a family bathroom. This white suite consists of a toilet, basin, and bath with shower. Like the ensuite, the family bathroom is fitted with floor to ceiling tiles.

The large landing area on this floor presents an opportunity to use the space as an additional study or sitting room before taking the stairs to the second floor. Here the slope of the roof has been used to good effect to create two large attic type bedrooms. Both have ample storage, with the one to the rear of the property boasting stunning views over open countryside towards Old John and Charnwood Forest.

Let us not forget the garden

This property has a wealth of established shrubs, trees and plants of all kinds. The house is particularly blessed with a large back garden consisting of paths, lawn, and flower beds, patio and fruit trees. It is a valuable and generous component, which perfectly complements this bespoke home.

It is an area of outstanding natural beauty and attracts visitors from all over the world.

The village itself is small, with the older properties close to the crossroads of Reservoir and Station Roads. Near the crossroads there are two pubs, The Bradgate Arms and The Badger's Sett (formerly The Reservoir Inn), and a garage. There are a number of cottages dating back to the 16th century. Cropston Reservoir lies between the village and Bradgate Park. The Victorian pumping station next to the reservoir has now been replaced with a more modern facility.

Cropston Cricket Club members hold regular fixtures at their Waterfield Road cricket field. The Rothley Brook flows between Cropston and Thurcaston, and other nearby villages include Rothley, Anstey, Swithland and Newtown Linford.
