3 bed Flat For Sale £550,000
Brettenham Road, London E17

Description
Spread out over two floors, this three-bedroom, two-bathroom Warner maisonette has been thoughtfully restored so that the original features sit proudly alongside contemporary updates. It also has a private rear garden, while Lloyd Park is mere metres from your front door.

Just further beyond, you’ll find more of the area’s many, many perks, and if you need to leave the area, Walthamstow Central tube station is one mile away, where you can whiz to the West End in around 20 minutes on the super-speedy Victoria line.

If you lived here…

You’ll gain instant pride from living somewhere with such an iconic design. Developed by Walthamstow’s first mayor, Sir Thomas Courtenay Warner at the turn of the last century, these properties are incredibly popular today - and this one’s even more of a gem thanks to its loft conversion, which puts the whole home at over 1000 square foot.

Your front reception room has been beautifully preserved, with spotless floorboards underfoot, a striking feature wall, custom carpentry and a charming fireplace alcove, all bathed in light from the generously-sized sash windows.

All three bedrooms are doubles, and one could even be used as a second reception or home office if preferred. The kitchen is smart and modern, as are the bathrooms; the one on the first floor is bright and characterful with a tub, while the loft ensuite is sleek and contemporary with a walk-in shower.

Outside, you’ll find your own private section of the sun-trap garden. It’s a peaceful spot, but if you want to mingle with the local community, Lloyd Park is literally moments away (you can even manage it in your slippers). Head south towards the Bell junction and Hoe St beyond, and you’ll come across many, many exceptional amenities, including vegetarian-focused cafe Buhler, award-winning pizza restaurant Yard Sale, and the much-loved Ye Olde Rose & Crown pub.

What else?
- The anticipated 950-seat Soho Theatre Walthamstow is set to open in 2023, and it’s only 16 mins from your home.
- For your new local you couldn't ask for better than The Dog & Duck, a stylish family friendly gastropub - six min from your front door.
- Walk 14 mins to Fellowship Square for the fantastic fountains, a delight for people of all ages, and cultural events organised by the local authority.
- This property benefits from additional storage, with a handy shed at the end of the garden.

A word from the owners.....

"We have lived here for 10 years and have enjoyed everything that Walthamstow has to offer. Having Lloyd Park on our doorstep is a wonderful space to experience throughout the seasons. There is great food on offer every Saturday at the Farmers Market, tennis courts, playground and cafe. There is always something to enjoy or get involved in locally, and great pubs and cafes within walking distance. Our street has a wonderful community feel with a Whatsapp group where neighbours are on hand with advice and recommendations. We have two corner shops and a pharmacy within a couple of minutes walk. The area is lucky to have great nurseries and choice of schools close by.

Creating an additional large bedroom and ensuite in our loft has transformed our home and we enjoy far reaching views across the gardens while maintaining privacy from the beautiful trees to the front. We have raised our young family here and know it will make a great home for the next lucky people to enjoy."
