The structural movement apparent in this property is long standing. It does not currently represent a risk to the stability/safety of the building, but does appear to be worsening. There is a foundation-related element which required a drain condition exercise to be undertaken. This exercise has indicated a number of defects which should be rectified before exploring other potential causes. The drain in question is however a public sewer, and the matter must be referred to the relevant statutory authority for the area (stw or dcww). If, following repair and subsequent monitoring, the foundation movement continues, a phase of geotechnical investigation may be required. Until the cause of the active movement is confirmed, the scope of remediation is impossible to define, but the interior crack repair and redecoration work alone is likely to prove too extensive to undertake during occupation of the property.
