***Vendor's comments:*** "This flat was my first step on the property ladder and as a result, I feel very sentimental about it and am sad to sell it.

When I began working in London I bought this flat in Croydon due to its excellent transport links into central London. Situated right next to South Croydon station you can hop on regular trains which take you into a number of different London terminals or on a bus which is a short ride to East Croydon, where you can also jump on the tram or get a quick train to Gatwick Airport. This has proven incredibly useful for holidays or business trips.

My partner and I have loved living in this flat for the last eight years. We feel for a one-bedroom flat it is very spacious with lots of storage solutions. This was particularly telling over the pandemic when we both lived and worked there without feeling too cramped. The large windows make the flat feel very light, in particular with the double aspect living room.

Since purchasing the flat we have decorated throughout including recarpeting, installing new windows and fitting a new bathroom, making space for a separate shower and bath, which is quite rare in a one-bedroom flat. In the kitchen, we have installed new appliances and added a dishwasher, which has saved on lots of washing up. We have also replaced both the sink fittings and the flooring.

Externally the building also benefits from new communal UPVC doors, which are more secure than the previous ones. All the guttering and soffits have recently been replaced. Within the grounds, there is an allocated car parking space and visitor spaces, as well as communal gardens where we sometimes would sit out in the sunshine during the better months. The management company is very good at keeping the grounds tidy, which includes regular gardening, and responding promptly to any building issues which might arise.

There are local amenities on the nearby Southend, including a mini supermarket, pharmacy, post office, fish and chip shop, and cafes; Tresor is one of our favourites as they do a great breakfast. Croydon’s restaurant quarter is also within walking distance so the flat is brilliantly located for dinner or drinks with friends, something which we took advantage of regularly. It is also well located for shopping in central Croydon or up on the Purley Way and a short walk from Lloyd Park, where you can enjoy some green space and fresh air.

We made the decision to relocate closer to our families out of the area, which is the reason for the sale. We will greatly miss everything that living in such a well-located flat gave us, but will be leaving with lots of happy memories which we hope the next owner will also make living there."
