House For Sale £1,395,000
Rushmore Road, London E5

Description
This wonderful three-bedroom Victorian house in Clapton was shortlisted for the Dezeen ‘Don’t Move, Improve’ awards in 2018. The lower-level living spaces have been impeccably executed by architects Yellow Cloud, who have designed a considerable extension for home working. Original features blend seamlessly with contemporary interventions, resulting in a carefully considered home, defined by its neutral colour palette and minimal aesthetic. Rushmore Road sits in a highly sought-after position, a short walk from a plethora of independent cafes, delis and restaurants on the iconic Chatsworth Road.

The Architect

Yellow Cloud Studio is a design-led London-based architecture and design practice founded by Eleni Soussoni and Romanos Tsomos in 2013. The practice uses architectural language that aspires to create a seamless symbiosis of form and function, using natural light and materiality as the main tools. The distinct character of their design derives from their philosophy to reveal the pure architectural form of each space, celebrating its strengths with natural and honest materiality, resulting in a 'soft minimalism'.

The Tour

Painted a striking sky-blue, this double-fronted, end-of-terrace house is easily recognisable against the typical stock-brick façades of the terrace. It sits back from the road behind a neat fence, where a gate opens to a paved pathway running towards the front door.

The entrance opens directly into a central hallway with plenty of room for coats and shoes. Colourful mosaic tiles ground the space, adding a dash of colour against the pared-back floorboards, which flow throughout this level. The living space is on the left, where a large three-bay window allows an exceptional quality of natural light to pour through, emphasised by the tall ceilings and whitewashed walls. Shelving sits neatly in the alcoves on either side of a wood burner. The spacious kitchen and dining space lies on the opposite side of the plan and is wonderfully bright owing to the dual-aspect layout. Set out in a u-shape, there is a large island in the middle, adding additional storage while effectively dividing this area from the rest of the room.

A staircase descends to the lower-ground level, where a generous, glazed passageway links the extension to the main house while adding additional shelving space. Shaped like a wedge, the architects have made interesting use of space, clearly defining the extension from the existing house through inventive use of materials. Predominantly clad in birch-ply, this room is largely open plan, allowing for multiple configurations either as an office or an additional living area. Exposed yellow stock brick along one wall adds texture against the smooth plywood while nodding to the house's Victorian origins. From here, a glazed door opens onto an enclosed decked terrace.

There is also a spacious double bedroom on this level with a large bay window and an additional living area or snug painted an enveloping midnight blue. The shower room makes playful use of colour, predominantly executed in salmon-pink square tiles with contrasting black grouting and terrazzo floor.

The main bedroom sits on the first floor, with bespoke full-height wardrobes and a large en suite bathroom. A tranquil space, raw materials such as polished plaster, concrete and marble interplay with a natural colour palette. A large roll-top bath sits in the centre, and a separate shower with black matt fixtures sits to one side. There is an additional double bedroom on this floor and a separate shower room with neutral tiles.

Outdoor Space

To the left of the entrance lies a neat front garden enclosed by swathes of greenery for privacy. This area is south-facing and receives direct sunlight throughout the day. The lower-ground living area also has a triangular-shaped decked patio area, accessible via a full-height glazed door.
