Situated within one of the oldest and most picturesque streets in the Conservation area of Penryn, this character Grade II Listed cottage requires some renovation and modernisation; however, once brought up to a modern standard would be an excellent investment for a buy-to-let investor or even a first-time buyer.

The accommodation boasts a wealth of character features, including an inglenook fireplace with wood burning stove, exposed lintels and beams, and a slate-flagged floor in the living room. The accommodation also benefits from a kitchen, sun room, double bedroom, bathroom and functional attic space, and a practical courtyard garden to the rear.

Penryn is one of Cornwall's oldest historic towns, and St Gluvias Street is believed to be one of the oldest residential streets in the whole county! The town was created as a planted town where access to the river generated great economic activity. The First Market and Fair Charter were granted in 1259, and in 1265 the Collegiate Church of St Thomas of Glasney was founded on the southern outskirts of the new town.

The town diverted trade away from Truro due to its more convenient location. During the 17th century, the Killigrew Family developed the town and port of Falmouth; as a result, Penryn's importance in maritime faded, but extensive activity has continued to this day. Penryn was a favourite residence of wealthy merchants until the early 19th century, and the surviving prestigious historic buildings of the town reflect this. The 18th and 19th centuries saw continued varied trading and increased industrialisation.
