1 bed Flat For Sale £425,000
Beulah Road, London E17

Description
This beautiful one-bedroom apartment is situated on the top floor of a period conversion, right in the heart of the highly sought-after Walthamstow Village Conservation Area, making it something of a rare find.

You have spacious rooms, timber floorboards throughout, and the entire space is awash with natural light and tree-top views. Despite the peace and quiet, it's less than half a mile on foot to Walthamstow Central station, where Oxford Circus and Liverpool Street are both just twenty minutes away.

If you lived here...

You’ll love the charming and eclectic architectural style of the properties found on Beulah Road, one of the area’s loveliest streets. The entire Walthamstow Village neighbourhood is packed with ancient history (which is how it gets its official ‘village’ status - it’s not just a quaint, self-appointed title), as well as a wonderful mix of independent shops, cafes, restaurants, pubs and stores.

You’ll enjoy the floral fragrance as you walk by the flower shop on your corner and head to Orford Road, where you’ll find gastro-pub The Queens Arms, the award-winning brasserie-cum-store Eat 17, poke bowl specialist Peeld, top-rated chippy Orford’s Fish & Chips and tapas bar Orford Saloon and cheese shop Froth & Rind, which also serves excellent coffee. Grab and takeout and sit in the square, where you’ll appreciate what comes with being on a part-pedestrianised road.

While this is the main hub, you’ll find the wider area potted with brilliant amenities, such as authentic sushi takeaway Ohba Leaf Kitchen at the end of your street, friendly coffee shop Hucks a bit further beyond on the adjoining Grove Road, and the ultra-friendly Castle gastro-pub (which was voted runner-up for best Sunday lunch 2019 by The Observer) which is a block west.

Back at home, you'll be stretching out in your generously sized 200 square foot lounge, with double glazed sash windows, which bath the room in light, and a period hearth with elegant marble mantelpiece taking centre stage.

The master bedroom is a comfortable double which comes with more of the pristine flooring and decor, as well a birds-eye views that define this home. In the bathroom design touches like the recessed spotlights, oversized rainfall shower, sleek tiling and smart in-wall storage make this a great place to soak away the day. Your kitchen-diner is a substantial 150 square feet, with pristine white cabinets, a butler sink, wooden worktops and a mosaic tile splash-back. Complete with another beautiful original fireplace, the dining area's treetop vista is a perfect spot for relaxing and entertaining alike.

What else?
- Despite being in such a cosmopolitan hub, you’re surrounded by excellent green space; Lloyd Park, which houses the William Morris Gallery, is 15 minutes north, the recently launched Fellowship Square, with its impressive fountains, is in the same area, while Hollow Ponds, at the cusp of Epping Forest, is around 15 minutes east.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, the nine-screen Empire cinema and the convenient chains found in the 17&Central shopping centre. Hoe Street also has some fantastic amenities, with the Soho Theatre Walthamstow set to open there in 2023. Expect to find world-class entertainment less than a mile from your front door.
- You’re also only a couple of minutes on foot from the Ravenswood Industrial Estate, which is home to the ever-popular God’s Own Junkyard, as well as breweries Wildcard Brewery Tap, Pillars Brewery, Trap, plus gin palace Mother’s Ruin.

A word from the owner.....

"This beautiful, light-filled flat could not make a more comfortable and lovely home. Sunlight streams through the windows in the morning and the kitchen/dining room is bathed in beautiful, golden light all afternoon and into the evening. Being on the top floor, the windows are at tree level, surrounded by nature. The layout of the flat really makes the most of the space, and there is plenty of storage to use. Last, but certainly not least, we have been incredibly spoiled by the prime village location - there are countless wonderful shops, cafes and pubs right on the doorstep, yet the flat is so quiet. It's also very easy to get into town, with a ten-minute walk to the tube, connecting you to central London. We have been so happy living here."
