House For Sale £575,000
St. Catherines View, Godshill, Ventnor, Isle Of Wight PO38

Description
With an address entitled ‘St Catherine's View' you know the surrounding scenery will be impressive and this is definitely the case as far as this charming detached chalet bungalow is concerned. Built of island stone and located in a quiet cul-de-sac on the outskirts of the picturesque village of Godshill, the house nestles in the midst of a good-sized plot and backs on to fields with views toward St Catherine's Point and the spectacular island coastline.

There is a large block paved frontage where you can park a number of vehicles that leads to the garage and the inset front door. Once inside the entrance hall you can start to appreciate how light and bright the property is with a plethora of newly installed double-glazed windows and doors. This is very evident in the modern kitchen/dining room with its lovely oak flooring and wide picture windows providing wonderful views overlooking farmland and the countryside beyond, while large sliding doors open onto the rear terrace from the dining end. The fitted kitchen includes a built-in hob, oven and warming drawer as well as a useful drinking tap. There is also a large and newly fitted adjacent utility room.

Equally light and bright is the spacious, dual aspect lounge that has an additional window and patio doors to the conservatory. This relaxing room also includes a recently installed log burning stove you can cosy up to on a cold winter's evening that is powerful enough to heat much of the ground floor. The good-sized conservatory provides wonderful views around the garden and beyond via newly fitted bi-fold doors, as well as offering plenty of additional space for seating and a table and chairs. Also on the ground floor is a cloakroom, a large storage cupboard in the hall and internal access to the garage.

Off the galleried landing on the first floor is a large airing cupboard, a family bathroom with a bath and newly installed separate rainfall shower as well as three double bedrooms. One has dual aspect with lovely views and a fitted cupboard, another also has fitted wardrobes and the main bedroom includes sliding mirrored cupboards and an en suite shower room. The loft is fully boarded and insulated so provides plenty of additional storage space.

Outside the very easy-to-manage garden wraps around the house and includes a large south facing patio for outdoor entertaining and sunbathing, raised shrub beds and steps up to a lawn area.

What the Owner says:
When we moved here, we thought it would be our ‘forever' home as we love the views, the peaceful surroundings, the nearness to the wonderful village of Godshill and the fact there is a bus stop at the end of the cul-de-sac on the main road. So, we have completely redecorated internally, installed new double glazed windows and new doors as well as creating the utility room, boarded the loft and put in a shower in the family bathroom. Unfortunately for family reasons we have to move back to the mainland, but hope new owners will be able to enjoy everything about our lovely home.

While it makes a delightful permanent family home, because the garden is easy to look after, it could be a great ‘lock up and go' house for anyone who wants it as a weekend retreat and holiday home as there is little external maintenance. Also, the fact that it is only a few minutes' walk to the Old Village makes it ideal for those who want to sample the many delights of the quintessential English village of Godshill, with its medieval church and charming thatched-roofed cottages. It is full of independent shops, an independent and excellent farm shop selling Isle of Wight produce, pubs, restaurants and tearooms as well as the well-known Godshill Model Village.
