2 bed Flat For Sale £500,000
Cleveland Park Avenue, London E17

Description
This bright two-bedroom apartment is situated in the first floor of a modern block, right in heart of Walthamstow Central, with its top class amenities and excellent transport links just moments away (you can nip to central London in less than 30 minutes door-to-door on the Victoria line).

Inside, the apartment is smart and stylish, with immaculate decor, high spec appliances and contemporary fittings, but the balcony is sure to become one of your favourite spots. There’s also a communal garden to enjoy, as well as the option of some fantastic public green spaces nearby, such as the glorious Lloyd Park (less than ten minutes in foot).

If you lived here...

What a fantastic spot to practise the art of people watching... Sit on your first floor balcony and enjoy the melodic sales patter of the fruit and veg sellers at the market below (Europe’s longest, no less). The much-loved tradition brings a real sense of community, while the other neighbouring staples such as the library and cinema add to the feeling of being in the heart of something special.

Let’s not forget about all the fantastic amenities nearby, from the charming restaurants, cafes and gastro pubs of Walthamstow Village to the buzzing energy of Hoe Street, where you can’t walk a few minutes without coming across an award-winning eatery. In the retail spaces on your very block you have some truly excellent options, including ramen joint Tonkotsu and Signature Brew\s burger venture Collab. Sourdough specialist Today Bread is just across the road, and will be your go-to for coffee and delicious baked goods.

You’re even within walking distance of Blackhorse Road’s creative ventures (check out the Beer Mile even if you’re not a drinker), as well as St James Street’s dynamic hub, crate.

Back at home, your open plan kitchen/living room comes in at an impressive 298 square feet, with pristine blonde engineered flooring, dual aspect windows, great views and neutral decor. The kitchen area features sleek, glossy cabinets, integrated appliances and a breakfast bar, which will be great for casual perching, although there’s still room for a dining table.

The bedrooms are just as plush, both with neutral decor, soft carpeting and built in wardrobes. One has an ensuite, but with another bathroom in the mix, there will be no jostling for space in the morning, especially since both are equally immaculate.

What else?
- Your 150 lease is is so long you’ll never have any renewal worries.
-Things will get even more exciting next year when the 950-seat Soho Theatre Walthamstow - previously the emd and Granada cinemas, is set to open - and it’s a few minutes from your home.
- The convenient chains found in the 17&Central shopping centre mean you’ll never be stuck for essentials.

A word from the owners...
"Having moved in immediately after it was first built, this property has been joyous as my home for the last 7 years.
The flat is presiding above the pedestrianised high street with the biggest outdoor market in Europe. Sitting at the breakfast bar or having breakfast or other meals at the balcony is a wonderful people-watching opportunity making you feel connected with the hubbub of the community. It is light and airy, getting wonderful skyline views from all sides.
The two bedrooms are both really spacious and the lobby hallway connecting it all together is wide enough to have its own function housing storage and offering a welcoming vibe to the apartment. The bathrooms are really functional and the extra storage I added in both make them feel beautiful and functional, but also a sanctuary.
The "machine room" storage area is also capacious and useful, hiding all the unsightly but functional washing machine, boiler, air ventilation unit, not to mention suitcases and tools, ironing board and extra pantry items, detergents and paper rolls etc.
Walthamstow Central tube, the train station and bus station are literally a minute away making access to central and east London a doddle. The flat is very well connected on the Victoria Line getting you to Oxford st in 25 minutes.
There are shops, super-markets, post-office and everything a household needs nearby on the high street and in the mall."
