Land For Sale £225,000
Glewstone, Ross-On-Wye HR9

Description
Overview
A prime, south facing single building plot with outline planning permission for the construction of a three bedroom detached cottage and construction of new vehicular access and other associated works.

Summary
location & description

This generous plot lies directly to the east of Chapel Cottage on the north eastern outskirts of the dispersed village of Glewstone, some three miles south west of the market and tourist town of Ross-on-Wye and approximately 8 miles north east of the historic town of Monmouth. The vendor of the site is the owner of Chapel Cottage, and it is the intention of the owner to remain in residence at Chapel Cottage, with the sale of the plot leaving the owner with an attractive but much smaller garden.

The building plot is triangular in shape and currently comprises a gently sloping primarily lawned site, but with a number of mature trees, together with a range of young fruit trees, the site narrowing to a point at its extreme eastern end. There is a long hedge to the south of the plot, and beyond the boundary hedge lies unspoilt farmland. It is envisaged that some of the principal rooms in the new dwelling will be able to enjoy this wonderful sunny aspect which extends across the Wye Valley towards hills and the Forest of Dean. The site in total extends to approaching 1/3 acre.

Access & driveway

It will be the responsibility of the purchaser of the plot to construct a new driveway from the vehicular lane immediately north of the site, and the creation of the splay and drive will necessitate the removal of certain of the young fruit trees currently on the site. The position of the western boundary, adjacent Chapel Cottage, will be staked out in order that the division will be clear to intending purchasers.
Drainage

The existing septic tank for Chapel Cottage lies within the boundaries of the plot now being offered for sale, and it is planned that this existing septic tank will serve the new property to be built. It will then be the responsibility of the purchaser of the building plot to construct a new drainage system for Chapel Cottage, with that new unit being placed in the existing garden of Chapel Cottage itself. In this manner, each property, the old and the new, will have their own independent drainage arrangements.

Viewing

Because there is no existing hedge opening into the site, it will be necessary for all viewers to pass over land and garden owned by Chapel Cottage. For this reason, we would ask that all intending viewers contact the agents Morris Bricknell, 30 Gloucester Road, Ross-on-Wye, HR9 5LE Tel: Email : We shall then liase with the owner regarding a mutually agreeable time for viewing the plot. The parties at Morris Bricknell dealing with this sale are Norman Bricknell, Greg Powell & Amanda Denny. In most cases, it would be sensible for the viewers to meet on arrival the owner of the site.
