The Sellers View...
We first saw ‘New House’ as it was called then 18 years ago and to be honest dismissed it (more than once) as it was partially finished and had a picture of a portaloo in the sales particulars! Having run out of properties to view in the area that met our requirements of a house with character and large garden I can only say how lucky we were not to have missed out!

We started our viewing in the garden and pretty much fell in love at that point…the garden albeit rather wild then was simply huge with an abundance of wildflowers together with a mini orchard of apple trees at the bottom. The viewing simply got better and better – the front door opened and before even stepping foot inside we were met with a real ‘wow!’ - a welcoming, large, full height entrance hall - such a great space to welcome guests, and a luxury you simply don’t tend to find in most houses. Strangely we started the viewing upstairs and I remember turning halfway up the stairs as I looked towards the stunning galleried landing and saying to my husband ‘ I don’t care what the rest of the house looks like I simply have to live here. Luckily the rest of the house didn’t disappoint, the ‘wows’ simply kept on coming…room after room the house continued to surprise with the character of an older property but with none of the inconvenience of low ceilings or pokey corners. By the time we entered the last room, I thought nothing more could elicit another ‘wow’ from me…I was wrong…the inglenook fireplace left me speechless and grinning from ear to ear as I immediately imagined how pretty it would look at Christmas with garlands, lights and stockings hung above.

We’ve loved every aspect of his house, the way we laid the solid oak floors on the diagonal to emphasise the flow of the property, seemingly endless storage, and the hugely versatile garden which has grown and flexed with us as a family meeting our every need and hosting everything from football pitches to flower beds to large marquees to a lovely wildlife haven, all within total seclusion thanks to the many trees and shrubs we’ve planted over the years.

So, the original plan was for us to live here for about 8 years whilst our son attended the great local schools, however, the house continued to work its magic over us (maybe that is why we called it Diagon House) and we have now been here 18 years. Arborfield is simply a great place to live, there’s so much or so little to do as you choose: Lots of beautiful countryside walks, a great garden centre and family pub within easy walking distance, and of course, there is a wealth of stuff to get involved in at the Village Hall (everything from Brownies to Over 60’s club & History Society) not to mention the convenience of a satellite doctor’s surgery…oh and did I mention useful proximity to Wokingham, Elizabeth train line, reliable local bus services…it really is hard to know where to stop!

There is absolutely no doubt that we will miss this house, if we could package it up and take it with us we 100% would, it will always have a special place in our hearts and I know it will provide as much happiness to its next lucky owners!

The Agents View...
Well, how can we top what our sellers have said above! So much passion and love for this happy family home. As you approach the home you can see clearly the ample parking, which is gated and leads to the double garage and side access.

When you enter the home you are greeted by the heart of the home, the entrance hall where all of the rooms downstairs run off of. You also have the grand staircase which wraps back on itself with a clear run-through to the second floor allowing plenty of natural light.

Upstairs you have four bedrooms and two bathrooms, of which one is an en suite. Both of which have separate baths and showers. Downstairs the flow works so well, you can enter the kitchen from one side that goes through to the dining room then the lounge, and back through to the hallway. The kitchen is superbly fitted out and runs across the back of the home, with views from the windows over the west-facing private garden.

The garden is to die for and goes on and on....As you walk out of the patio doors, you have the first lawned section with the willow tree, when you step out you feel like you could be anywhere. The next section has a large lawned area surrounded by mature plants and a recently landscaped patio area, ideal for BBQs and entertaining. There is a secret garden with a pond where you can sit a relax.

The Area View...
Arborfield is just so well connected. You have the new relief road which takes you onto Reading and is very close to Wokingham. You have a bus stop a couple of minute's walk from the property which takes you both to Reading and Wokingham. Schools are nearby and come highly rated as well as two shops for your essentials. The sellers love the location for the walks and countryside and you have California country park on your doorstep.
