House For Sale £550,000
The Beacon, Ilminster TA19

Description
Offering the best of both worlds, and in one of Ilminster's most sought after addresses this property offers the convenience of town just a short distance away but with stunning countryside views across Somerset to the Blackdown Hills.

The Property
Having been kept in the same family for many years, this much extended and improved property is now offered for sale in one of our most favoured areas right on the very edge of the town. Large enough for a family and yet cosy enough for a couple with room to entertain, it could suit buyers at different stages of their homebuying journey. If you want to be able to walk into the pretty town centre, and yet enjoy an open countryside outlook it is well worthy of a viewing.

The layout was cleverly designed in the 1950’s so that the principal rooms all make the most of the elevated position enjoy the beautiful views. Of particular note though is the very sociable open plan kitchen / living space, with room to dine, relax and entertain – all part of a large extension two storey extension created in 2013.

Whilst the property can be accessed from either side, the formal front door is to the right-hand side of the house and leads through a useful entrance porch into a traditional hall, with stairs to the first floor and understairs cupboard. A glazed door opens into the spacious sitting room with stone fireplace housing woodburning stove and slate hearth. There’s plenty of natural light thanks to the large bay window and french doors – evening sunsets must be quite spectacular!

A further door from the sitting room opens into a lobby area with downstairs cloakroom, fitted with contemporary white suite.

Beyond the lobby is the superb open-plan kitchen / living space. This is the sort of room the whole family will congregate in. Whether you want informal eating at the central island or have a large dining table to accommodate there is plenty of space. There’s even room for a sofa or two from which to relax and admire the views. The contemporary fitted units including space for an American style fridge freezer, and an integrated dishwasher. The Stoves electric range cooker is included in the sale, with cooker hood over. French doors open to the rear patio area and onto the back garden.

Beyond the kitchen, the former conservatory has been converted into a useful Utility area with modern fitted units, space for both your washing machine and tumble dryer, plus plenty of useful additional worktop space.

On the first floor there are three double bedrooms, all of which enjoy the fabulous views. The largest bedroom has a good range of fitted wardrobes with sliding doors, and this lies adjacent to the unusually spacious main bathroom. This has views to the rear over the garden and adjoining Dillington Estate land and has been fitted with a contemporary white suite including double ended bath, “his and hers” double vanity basin unit, WC and double shower unit with dual head controls, all set off with wood effect vinyl flooring.
The second bedroom is another good double and has the benefit of an en suite shower room. This would be perfect for guests or older children wanting their own space. There is a third double room currently used as a study.

Across the landing is a separate WC, in addition to the bathroom and en suite. The vendors have informed us that anyone considering the possibility of extending into the attic might find this additional space useful when considering the design of a second staircase.

Outside
The property sits in generous plot, elevated from the road and with landscaped gardens to the front and rear. Two sets of steps lead up through either side of the garden to the front door on the south side, or around to the patio and back door on the north side. This path also provides pedestrian access into the double garage which is located at the front of the plot adjoining the road, with power and light connected, and electrically operated garage door.

There is a patio area adjoining the house, with brick retaining walls and outside power for the water features. Steps lead up onto the first section of lawned garden. To one side is a seating area with water feature, a complete suntrap in fine weather. There is also a useful timber garden shed for storage. The current vendors have installed a substantial sleeper wall with adjoining ornamental trees, shrubs and roses. There is also a young but productive plum tree, mature Russet apple tree and a further water feature. Steps lead up to the top section of lawned garden which backs onto the Dillington Estate land at the rear. Beyond the Utility area at the rear of the house is a further log store.

Agents Note
For local search purposes please note there are two separate title deeds covering the house and garden, as an extra parcel of land was purchased in order to increase the garden size some years ago.

There is a gate from the back garden leading into the Dillington Estate land at the rear. Whilst this is not a formal right of way, we understand the estate allows permitted access for walking across some of its land in the area. Buyers are advised to check the position on this themselves.

The Beacon is arguably one of Ilminster’s most prestigious addresses, not least because of the fine, far-reaching westerly views enjoyed by many of the homes here. It offers excellent road links to the western edge of town, but also lies not far from the main town centre of Ilminster, with its good variety of independent stores. These are mostly centred around the market square and 15th century Minster church and have everything you need from an award-winning butchers, delicatessen, cheese and dairy shop, super hardware store, homewares, antiques stores, clothes boutiques and gift shops.

Ilminster is well served by a town-centre Tesco store with ample free parking. Alongside is a bowls club and tennis club and close-by a town library. There is also an excellent Co-op store with adjacent Peacocks clothes store. Ilminster Arts Centre is a vibrant arts venue with a licensed café and there are plenty of other places to eat, including pubs, cafes and restaurants. The town has several hairdressers / beauty salons, a dental surgery, Primary School and a modern health centre with two doctors' surgeries. It is a charming market town and benefits from superb road-links via the A303 and A358. There are mainline stations located at Crewkerne (London Waterloo to Exeter) and Taunton (London Paddington / Bristol / Bath).
