House For Sale £1,000,000
East Road, East Mersea, Colchester CO5

Description
Located in a wonderfully rural and peaceful location on Mersea Island, The Wells is a charming four-bedroom family home.

The original part of the property dates back to the late 1920s which is seen through its leaded windows and original fireplaces. However, in recent years, the property has been updated and extended to now include a self-contained annexe, making it ideal for use as living accommodation for elderly relatives, or as a possible rental investment, subject to the necessary permissions.

Sellers insight We were in our early thirties when we started searching for the right house to accommodate our expanding family. Our aims were to find a more rural location, and a property with the space to extend into our ideal family home. Having never come across Mersea before, we were immediately taken with the idea of an island life and being close to the sea, but within easy commuting distance of London for work. As soon as we viewed The Wells we knew it had the potential to become our long-term home. We've now lived here for thirty- five years and there's definitely something about this place - only three owners have lived here since the house was built in 1929.

Over the years we've refurbished throughout, including a new garage, kitchen and family wet room; and extended on both sides of the original house to create the space we needed. One of our first projects was to build a completely self-contained annexe for my wife's parents to move into and this has been invaluable over the years. Going forwards the annexe would also make a great rental or holiday let option.
We love the privacy and peaceful nature of where we're located; surrounded by arable land and set back from the road with a large secluded garden, the entire space lends itself to entertaining, and we've hosted many parties and family gatherings over the years. The ready supply of locally caught seafood for these events is also an added bonus!

Within the village there are many facilities including a pub, beach, country park, fish restaurant and vineyard. Recently the new Mersea Barns has brought a shop, restaurant and café. West Mersea, a few minutes drive away, is a renown sailing centre. Here you can also find many clubs and sports for all ages together with a host of local shops, pubs and restaurants.. Colchester and Ipswich, with all the shops and schools, are under thirty minutes away.

The joy of living here is the peaceful environment surrounded by nature, but still having everything on the doorstep if we want it.
We will miss the unique experience of island life, and this house that we love, but it's too big for just the two of us, and the pull of new grandchildren in Yorkshire has made the decision to finally move a little easier.
