House For Sale £900,000
Globe Road, London E2

Description
This wonderful two-bedroom townhouse, a former shop in Bethnal Green, unfolds across three levels. A pared-back material palette of exposed brick and wooden floors defines the cleverly conceived house, which is set in the heart of east London. Designed by architect Steve Jensen, it also has two courtyards and a roof terrace. Positioned in the Globe Road conservation area, it is a short walk from Spitalfields Market, the restaurants of Whitechapel and a 20-minute walk from Shoreditch.

The Tour

The brick façade of the house is, on the lower half, clad with a soft pink facia and three wide banks of glazing. Access is directly off Globe Road to a hallway with exposed brick walls. Stairs ascend from here to the first floor, which houses the kitchen and a reception room.

The kitchen is at the back of the plan, delineated from the living space by a step. Here, stainless steel cabinetry is topped with oak worktops and the floors are laid with Chinese slate tiles. Two walls are painted a vibrant green, complementing the turquoise tiles, and open-shelving creates storage. The room is incredibly bright; a bank of glazing along one wall joins with floor-to-ceiling glazing at the back, with a door that slides open onto the terrace, blurring the boundary between inside and out.

At the front of the plan, on this level, is the living room. The palette of exposed brick and wooden floorboards continues here, and two sash windows allow light to flood the plan. A reclaimed 1960s iron spiral staircase leads to the main bedroom.

On the ground floor are a study and a separate self-contained suite. The study is currently positioned next to the original shop windows. This, combined with a bank of glass bricks at the back of the room, mean it is extraordinarily light.

The suite is currently configured as an open-plan living room and bedroom with a neat kitchen-come-utility and a bathroom at the rear. Here, the current living and sleeping spaces are demarcated by a step.

At the back of this room, sliding frosted doors open to the utility, with the same oak worktops as the main kitchen. Floor-to-ceiling glazing creates a lightwell, and a door slides open onto a small terrace. A bathroom with a WC and shower room has dark blue tiles on the walls offset by small white tiles on the floor. Although currently a suite, this room could be configured to provide extra living space.

The main bedroom is on the third floor, with the same Chinese slate floor as the kitchen. Two Velux windows are set into the roof's pitch, drawing light in, and a galvanised steel door opens onto the decked roof terrace.

The slate tiles continue in the adjoining bathroom, where an oak panel surrounds the bath.

Outdoor Space

The house features three decked terraces. A neat outdoor courtyard at the rear of the ground floor acts as a lightwell for the rest of the surrounding rooms. On the first floor, a galvanised steel-framed glass door opens from the kitchen onto a separate terrace; with space for a bistro set, this is the perfect spot for eating breakfast alfresco. And the third terrace is accessed from the bedroom and is a veritable suntrap, perfect for enjoying a morning coffee.

The Area

Globe Road is very well located for access to the wonderful Spitalfields and Whitechapel markets, and the area has a host of places to eat. Ambala has excellent Indian sweets and snacks, Tayyabs Punjabi food, and Som saa Thai cuisine, while much-loved St John Bread and Wine is on nearby Commercial Street and Ottolenghi in Spitalfields. There are also plenty of great traditional pubs, such as The Sun Tavern, a 10-minute walk west, offering classically inspired cocktails and London’s largest selection of Irish Whiskey. The Camel Pub sits on Globe Road, one minute from the house, providing gourmet pie and mash in a traditional setting.

Victoria Park is a short walk away and is surrounded by many good pubs. On the north side of the park is Victoria Park Village, with its excellent range of restaurants and shops, including The Ginger Pig butchers, Bottle Apostle and Jonathan Norris Fishmongers.

Globe Road is well located for the overground, with Bethnal Green stations (Central Line and Overground) less than five and 12 minutes walk west, respectively. Shoreditch High Street and Whitechapel are each about a 10-minute walk. Cambridge Heath Station (Overground) is a 10-minute walk north.
