The Architect

One of the most important figures in modernism, Berthold Lubetkin set up the architectural practice Tecton in 1932; early commissions included the iconic penguin pool and gorilla house at zsl London Zoo. Lubetkin and Tecton’s buildings became some of the most renowned of the period, ranging from private houses in Sydenham to one of the UK’s only modernist terraces in Plumstead, south London, as well as the Finsbury Health Centre and the Highpoint apartments in Highgate.

The Estate

The Hallfield Estate was designed by Tecton in 1947; a pioneering design intended to push the borough's boundaries and set a new model for post-war housing. The blocks are laid out in an informal setting surrounded by lawns, a deliberate juxtaposition to the formal stuccoed frontages of the surrounding streetscape. The buildings themselves were modelled on the principle of abstract art, with striking panelling and geometric angles defining the distinctive vernacular across the estate. The Tour

The apartment has a wonderful corner position on the ninth floor of Caernarvon House. A lift services the slim external balconies that run the length of the block.

Entry is to a generous hallway. Rectangular fanlights above all the doorways ensure a wonderful flow of light is drawn into the triple-aspect apartment. Directly ahead is the large living room, which has sweeping westerly views that catch the evening sun. Original features have been carefully preserved, including Crittall windows, a striking cast concrete mantle and a hatch looking into the adjacent kitchen.

The kitchen has been renovated in sympathy with the original polychromatic scheme envisaged by Lubetkin. Rich red terracotta tiles line the floors, complemented by blue walls and a cheerful, yellow-tiled splashback; the crisp white of the cabinetry accentuates its mid-century lines and metal handles. A wide window stretches above the sink, framing views across the building’s narrow balcony. There is space here for a bistro table and chairs beneath the hatch.

The corridor leads towards three double bedrooms. The west-facing main bedroom is a generously proportioned space, which receives beautiful afternoon and evening light through its wide Crittall windows. The second bedroom is similarly large and has a corner position in the block, allowing the sun to track across its pale walls throughout the day. A further double bedroom occupies the south-facing aspect of the flat; this has a large built-in wardrobe.

The bathroom has been thoughtfully updated, uncovering original terracotta tiles and a strikingly textured concrete wall. There is a bathtub and shower surrounded by pale blue tiles. A separate WC is adjacent.

The Area

The Hallfield Estate lies in Bayswater, between Paddington and Notting Hill, and is only 15 minutes north of the luscious expanse of Hyde Park. One of London's most beautiful parks, it offers 350 acres of rambling green space, lake swimming, sports pitches and the pioneering Serpentine Pavilion. There is a wide range of cafes and pubs close by including local favourites Arro Coffee, Beam, Farmacy, The Porchester and The Hayden.

Five minutes further on foot is the centre of Notting Hill, an area renowned for its Carnival, markets, shops and restaurants. The Grocer on Elgin, Lutyens & Rubinstein and Orasay are particular favourites. The recently redeveloped Paddington Basin is a ten-minute walk to the east. It is a peaceful watercourse bound on all sides by cafes and restaurants, joining up with walks along the Regent’s Canal.

Paddington serves as an excellent transport hub connecting the Underground (Bakerloo, Hammersmith & City, Circle, District and Metropolitan lines), the Elizabeth Line (stretching across central London), and mainline services across the country.
