2 bed Flat For Sale £450,000
Markhouse Road, London E17

Description
A stylish two-bedroom home on the first floor of a former Warner property, with timeless features throughout, a share of the rear garden, and a fantastic location in one of Walthamstow’s most dynamic neighbourhoods.

As well as having an array of amenities on your doorstep, Lea Bridge station is a 12 minute stroll away, meaning you can quickly nip to Stratford on the overground, or head in the other direction to Tottenham Hale. St James Street station is less than a mile away, where you can get to Liverpool Street in around 20 mins. You also have access to Victoria line from Blackhorse Road and Walthamstow Central, as well as the Central line from Leyton, plus numerous bus routes into central London, including 55 and 56.

If you lived here...

The conception of Walthamstow's first mayor, Sir Thomas Courtenay Warner, it’s not surprising that these historical properties are still so popular today, with their instantly recognisable features, like those beautiful arched front entrances and red brick facades.

Inside, you’ll be delighted to find that this home has been updated in a way that celebrates the design but adds modern convenience. From the rich hardwood floors in the 190 square foot sitting room to the glossy metro tiles in the bathroom, every inch has been considered.

Both bedrooms are spacious, bright and airy doubles of 110 square feet, each with garden views and finished to the same high standards as the rest of the property. The bathroom is bright and characterful with traditional features and an over-tub shower.

An internal staircase leads down to the garden, which will be the perfect place to relax in the summer. If you want to step out, you’re well placed for all that this part of East London has to offer... Hop on a bus or bike (there’s a great infrastructure for cycles around here) for quick access to Lloyd Park, Walthamstow Village, Clapton’s Chatsworth Road or Leyton’s Francis Road. Or even closer, around the Markhouse Road/Lea Bridge Road junction, you’ll find a hum of lively activity, with several new cafes, including eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli, eclectic event space/bar/pizzeria Patchworks, Italian ice cream shop Gelateria Romeo & Giulietta and hidden-gem Adam’s Naan.

What else?

- For your new local we urge you to try The Hare and Hounds, a fine gastropub just around the corner on Lea Bridge Road.

A word from the owner...

"I have loved living in this flat and will miss it and the area a lot!
It’s so easy to get into the city (on the overground, tube, or cycling), there are
beautiful walking and running routes nearby (in the Walthamstow and Hackney marshes, along
the canal, around the various parks), and there’s easy access to an increasing number of
great cafes, bars and restaurants- favourites include cocktails at 56 St James by St James
Street, coffee from Shed coffee and wine around the corner on Lea Bridge Road, delicious
pastries from Morneys in Leyton, and a G&T or pub lunch in The Village or The Crooked
Billet in Clapton.
As a Warner flat, it feels spacious and well laid out, and having my own garden has been
wonderful, especially during lockdowns. A great spot :)"
