House For Sale £900,000
College Road, London E17

Description
An immaculate designer dream of a four bedroom family home just moments from the heart of Walthamstow Village. Artfully finished across all three floors in a pleasing vintage style with a wealth of on trend flourishes, you'll be luxuriating in 1500 square feet of elegantly appointed living space.

Your private rear garden's a particularly highlight. Perfectly landscaped, a generous raised patio, secluded behind dark timber fencing, descends to a pristine length of lawn flanked by thriving beds and ending in a second seating area, with pebbles underfoot, a mature tree and handy shed.

If you lived here...

Behind that modest frontage you'll discover a jaw dropping suite of generous rooms. Finished with dedicated love, care and attention to detail by the previous owners, you won't find a single unconsidered corner. We'll start in your 170 square foot front lounge, finished in soft dove grey with matching carpet underfoot, white accents and a reclaimed timber mantel.

Next up is your jaw dropping, lovingly developed kitchen/diner, totalling over 400 square feet you have artfully distressed dark vintage timber underfoot, with a generous chef's island and breakfast bar taking centre stage. Pristine white units and walls give way to canary yellow in the sitting area, bathed in light from the garden thanks to a triple set of sliding patio doors. Overhead you have a mix of recessed spotlights and suspended filament lighting, and your units are home to a full range of integrated appliances.

Your ground floor's finished by a handy smart spare WC, then it's up the stairs for your first three bedrooms. The master's a substantial, 150 square foot double with a flawless Prussian Blue paintjob, a wealth of floor to ceiling mirrored storage and more dove grey carpeting. Next door you have a generous single, ideal for a child, walk in wardrobe or home working space, depending on your preference. Bedroom three's another double, charmingly finished with a pleasant garden view.

Next door and your family bathroom is, as you'll by now expect, flawless with geometric tiling underfoot, separate bath and rainfall shower cubicle and classic vessel sink. Upstairs again, and your penthouse master bedroom is a vast 180 square feet, dual aspect with a pair of large skylights facing a set of floor to ceiling windows framing leafy green views, and a striking statement wall down one side. And of course there's an en suite; a beautiful boutique affair dressed in oversized smoky grey tiling.

Outside and our borough's sought after leafy oasis of Walthamstow Village is right on your doorstep. It's little more than five minutes walk to the heart of things, and the superb range of independent gastropubs and restaurants that draw people from miles around. Whether you're in the mood for a sumptuous Sunday Roast in the family friendly environs of The Castle, classic cocktails at Eat17, genuine tapas at The Orford Saloon or one of well over a dozen further artisanal eateries packing these peaceful, part pedestrianised streets, you're sure to find a favourite whatever your palate. There's also a regular farmer's market, great for fresh produce.

What else?

- Local schools are excellent, with a seven primary/secondaries rated 'Outstanding' by Ofsted less than a mile from your new home, with a further eighteen deemed 'Good'.
- Despite your peaceful surroundings, the bustling transport hub of Walthamstow Central is just a fifteen minute walk (or five by bike). From here you have direct twenty minute runs to Liverpool Street and Oxford Circus (you're at the top of the Victoria line for the latter, so you'll always get a seat) plus plenty of other overground and bus routes.
- Fancy getting back to nature? The wide open green and blue space of Leyton Flats and Hollow Ponds are just a half mile on foot. Hire a row boat and explore the waterways for one of the most relaxing ways we know to spend a summer afternoon.

A word from the owner...

"We absolutely adore this house and will leave with a very heavy heart. The open plan kitchen really is the hub and a great space for living and entertaining - The bi-fold doors fully opening onto the patio really helps bring the garden into this space. This then allows the lounge to really become a snug to relax in the evening and unwind.

We've both lived in different areas of London for over 15 years and Walthamstow truly has felt like home. The community really is unique in this respect. This house is excellently located to fully utilise the village and surrounding areas from great restaurants, cafes, pubs and breweries. It's also close to great green areas from Hallow pond to Epping Forest for bike rides and walks."
