Situation:

The land is conveniently and well-located in mid-Cornwall with long frontage to and direct gated access from the minor Council maintained road which leads from the main A3058 linking Newquay to St Austell. Summercourt is about 1 mile north of the land with junctions at both ends of the village onto the A30 trunk road giving good access to the east and west of the County.

The popular tourist resort and harbour town of Newquay is about 6 miles to the north and the City of Truro, Cornwall’s principal, administrative, commercial and retail centre is about 10 miles to the south-west.

The Land

This block of land extends in total area to 39.24 acres or 15.88 hectares or thereabouts and is mainly comprised within three good size, easily worked enclosures which are level or gently sloping with a westerly aspect.

Of the total area, 36.62 acres or 14.82 hectares is eligible for Basic Payment and suitable to grow a wide variety of arable and horticultural crops as well as grass.

In addition, at the western boundary are small areas of amenity woodland extending in area to 2.62 acres or 1.06 hectares or thereabouts.

A stream flows along the western boundary providing natural water for livestock.

The productive land is described as Grade III on the Land Classification Map for the area and has not been used to grow potatoes, daffodil bulbs or brassicas for more than 5 years.

With the majority of the boundaries formed of Cornish stone and earth hedges and with separate gated accesses into each of the three main field enclosures, the land could be split and sold in lots if required.

Special Conditions: The Vendor will retain the Sporting Rights on the land for his lifetime requiring the ability without interference to shoot and retrieve game over all of the land in due season. Currently, part of the southernmost field enclosure (about 1½ acres) is used to grow a cover crop for game shooting purposes. The Vendor reserves the right to rent this area of land from the purchaser in order to continue growing a cover crop for shooting purposes. This arrangement to be by way of a Farm Business Tenancy between the purchaser as landlord and the vendor as tenant for a period of ten years at an initial rent of £200 and with a rent review at the end of the third year of the tenancy.

Basic Payment Scheme: The Entitlements to the Basic Payment relative to the productive land are available by negotiation.

Services: No services are connected to the land but there is a natural stream water supply.
