Eastgate House is an attractive village house which is believed to have originally been a farmhouse, dating from the early 1800s. The house was extended in the 1950s, when it was lived in by a doctor, who added the wing off the kitchen to accommodate a surgery. This could have considerable potential to create an interlinking but separate annexe or office, having its own entrance. At the same time the sitting room was added, overlooking the gardens, while the rear entrance vestibule dates from the mid 1980s. In the mid 1990s the roofs over the sitting room, annexe, garage and playroom were renewed. The kitchen was refurbished in 2002, with a new cooker and hob installed in 2021. The house was acquired by the sellers in 2012. Since then they have installed double glazing and loft insulation, as well as upgrading the plumbing and central heating.

Eastgate House is a pretty house with lovely enclosed gardens, and has extensive and flexible accommodation. It retains many of its period features, such as cornices in the principal reception rooms and some of the bedrooms. There are two entrances off Eastgate. The first is into the garden, and leads to the front door, while the second is at the back, leading to a side entrance porch and to the garage.

From the garden at the front of the house a wooden door opens to an entrance vestibule with a stone flag floor. An inner partially glazed door opens to a welcoming hallway with a walk in understair cupboard, a wall mounted Worcester boiler, further walk in shelved cupboard, staircase to the first floor and a tiled floor with underfloor heating. A useful downstairs WC has a washbasin. To one side of the hallway is a dining room with a bay window overlooking the garden, built in dresser with display cupboards, fitted shelves, fireplace with brick surround and hearth and wooden mantel. The well proportioned sitting room has two wall lights, fitted display shelves and cupboards, fireplace housing a wood burning stove with a substantial solid oak and wooden flooring. There are picture windows looking to the garden. Beyond is a lobby with a door to the garden, store and stairs up to an office, previously used as a playroom and cinema room, which has two cupboards, drop down screen, projector, speakers and DVD player. On the other side of the hallway is the fully fitted kitchen with wooden wall and floor units with tiled splashbacks, Baumatic ceramic hob with oven and grill below, Rayburn Royal oil fired range cooker with double oven and wooden mantel over, Beko dishwasher, sink, tiled floor with underfloor heating and ample space for informal dining. Off this is the side entrance porch with shelved and hanging cupboards. A utility room has an LG fridge / freezer and Essentials washing machine. Beyond are two rooms currently configured as a bedroom and sitting room, with a partially tiled en suite shower room with washbasin and WC.

Wooden stairs lead from the hallway to the first floor landing with a picture rail. Part way up is a corridor leading to bedroom two with fitted wardrobes, and a bathroom with bath with tiled surround, washbasin and WC. Bedroom three has window shutters, a small built in cupboard and shelf. Bedroom four also has window shutters and a washbasin. The family bathroom has a picture rail, window shutters, bath with tiled surround washbasin and WC. Bedroom five (principal bedroom) has an ornate cornice, centre rose, window shutters, a tiled fireplace with wooden mantel and fitted cupboards. It also has a connecting door to the family bathroom.

Outside and at the back of the house is a store housing the hot water tank and a log store. The attached garage has an up and over door, stone flag floor, cupboard with an oil tank, door to the garden and water, power and light. The garage currently has a small bouldering wall installed above expanded foam flooring. Within the garden is a brick and stone potting shed (3.85 m x 2.65 m) and a greenhouse (3.7 m x 2.45 m).

The attractive garden, on the south side of the house, is enclosed by walls. It is mainly down to lawn with well laid out flower and shrub borders, together with a variety of mature some trees. There is a decking area in the middle of the garden with outdoor power connection which could allow a hot tub to be installed. Location
Friockheim is a centrally located village in Angus, within easy travelling distance of local towns including Forfar, Arbroath, Brechin, Montrose and Dundee. Friockheim came into being in 1824, as a planned village for flax spinning mills. 'Friock' is derived from 'Froach' which is Gaelic for heather, while 'heim' is German for home. It is an attractive village, bordered by the Lunan Water which flows east to Lunan Bay.

Angus is well known for its range of outdoor pursuits. Fishing can be taken on the North and South Esks. The Angus Glens provide some of the best hillwalking in eastern Scotland, together with skiing at Glenshee. There are local golf courses at Montrose and Arbroath, and Carnoustie is easily reached. Close by is Lunan Bay which is a renowned beach on the Angus coast, popular with surfers and dog walkers. St Cyrus beach is a nature reserve. In addition, there are red sandstone cliffs north of Arbroath, home of the famous smokie. There are many opportunities for walks in the nearby Montreathmont Forest.

There is a primary school in Friockheim, together with a local shop, chemist and two pubs. There is a community hub with a coffee shop, gym and other services. The nearby towns of Arbroath, Montrose, Brechin and Forfar provide more extensive shopping, together with secondary schooling, leisure centres and business facilities. Private schooling in the area includes Lathallan (Johnshaven) and Dundee High School.

The A90 at Forfar and Brechin provides fast access south to Dundee, Perth and Central Scotland, and north to Aberdeen. Dundee has renowned cultural facilities, including the V&A museum. Journey times to Aberdeen and its airport have been reduced by the Western Peripheral Route. There are train stations at Arbroath and Montrose with regular mainline services to Aberdeen and the south, including a sleeper. Aberdeen Airport has a range of domestic and European flights and there are direct services from Dundee to London City airport.

Directions
From Forfar take the A932 to Friockheim. If coming from Arbroath or Brechin take the A933. At the junction of the A932 and the A933 turn on to the B965 and proceed into Friockheim. In the village turn left off Gardyne Street, on to Eastgate, signposted Friockheim Community Hub. Eastgate House will be seen on the left.
