House For Sale £475,000
Manthorpe Road, Grantham, Lincolnshire NG31

Description
A rare opportunity to purchase a superbly restored 1930s, semi-detached house sitting on a corner plot in the well served market town of Grantham, offering an immaculate, period home with 3 bedrooms, 3 reception rooms, an adjoining garage and an enclosed, sunny garden at the back.

Trains from Grantham to London take just over an hour, and access to the A1 is less than 3 miles away, Grantham’s state and private schools are of the highest standard, whilst sports and leisure facilities are excellent, making this a highly desirable home.

“I just loved all the period detail and the fact that it was untouched from the day it was built in 1932. The lady we bought the house from had bought it from her uncle in 1962 who had built it 30 years earlier, and she had lived here till she had to go into a home, living to the age of 100!”

“We have retained as much of the original details as we could although the original kitchen and pantry have been replaced with a modern fitted kitchen. The property still had the old rubber wire cables from the 30s so it has been completely rewired and re-plumbed with virtually all new radiators installed (a lovely curved one fits the bay in the living room so we kept that), but we saved the boiler as it was only 3 years old and functioning perfectly.”

“So much is original, such as the front door that leads from the porch into the hall (the outer door is a reclaimed 30s one onto a later extension), the staircase with panelled balustrade and mahogany handrail, the skirtings, architraves and picture rails, the bay windows to the front which have been totally refurbished to be as good as new, the panelled internal doors with all their ironmongery, the built-in cupboards in the bedrooms, and the original oak floor in the hall. The roof is all sound with thick insulation and there’s loft space for storage.”

“It’s a very light and airy house with so many windows. The ones at the front have been double-glazed at some point and the rest we have made quality copies of 30s ones but double-glazed in uPvc, still with the leaded panes. We’ve fitted a new garden room onto the dining room which connects via French doors. The triple aspect space has aluminium bi-folding doors opening onto the terrace making it a wonderful area for bringing the outside in.”

“The kitchen has white marble worktops and a stainless steel sink. There are lots of integrated appliances: An eye-level, double oven with microwave above, a gas hob, a dishwasher, an American style fridge freezer which neatly slots into its space, so too a washing machine and dryer which are hidden behind unit doors, all included in the sale of the property.”

“We re-landscaped the front drive and added the garage that adjoins the house with an automatic roller door to the front and a rear pedestrian door. It will take two small cars or a large one with space to spare. The rear garden has a large, paved terrace that stretches under a pergola by the back door for a barbecue area whilst steps lead up onto a lawn, all enclosed by fencing so it’s very private and, once the sun has come round from around lunchtime onwards, very sunny. There is side access through a door in the fence, exterior lighting at both the front and back, with power points under the pergola, and water taps to the front and back.”

“The location is great with easy access straight into Grantham yet it’s equally easy to drive into the countryside, or just walk across the road and along the River Wissey for some fresh air and exercise. Excellent local schools are on the doorstep, Grantham has everything you need, and the train station is only a few minutes away where there are fast direct trains to London and elsewhere.”
