House For Sale £995,000
Sharpham, Glastonbury, Somerset BA16

Description
This wonderful three-bedroom house set in private gardens occupies a rural location in the heart of the Somerset Levels, less than three miles west of Glastonbury. Unfolding across just over 2,050 sq ft, energy efficiency was paramount to the architectural design, which was contextually driven, capitalising on the uninterrupted easterly views to Glastonbury Tor. The location offers immediate access to Ham Wall nature reserve, the cycling and walking networks through the surrounding countryside, Glastonbury town centre and the city of Wells, which lies less than nine miles to the north.

The Tour

A long country track from the road leads up to the gated entrance and into a large gravel courtyard bordered by six coppiced willows with plenty of parking space.

The striking façade of corrugated steel and glass takes its cue from the agricultural buildings in the area. Built on 25 engineered piles driven 22 metres down into the ground, the structure of the house sits raised by a metre and a half from ground level. Entry is from the easterly side, either via a back utility room or through the corner wall of sliding glass and aluminium doors leading directly into the double-height living space.

Arranged in a versatile open-plan layout, the main kitchen, living and dining space is a beautifully light room. Here, high ceiling heights follow the pitch of the roofline, and wooden boards lie underfoot with underfloor heating beneath. The dining area is positioned centrally beneath a lowered ceiling. A modern kitchen lies adjacent, designed with the practicalities of daily life in mind. The adjacent utility space houses the appliances and the processing unit for the air source heat pump.

Two double bedrooms and a family bathroom with both a shower and a bath are located on this level, and a glazed door at the far end of the ground floor opens to the gardens.

A bespoke staircase of glass and steel leads to the main bedroom on the upper storey. This is a quiet and peaceful space with an en suite shower room to one side. Skylights have been strategically cut into the pitch of the roof line, inviting plenty of natural light throughout the day, with excellent views from here across the surrounding landscape and out to Glastonbury Tor. A generous storage provision has been set into the eaves, maximising every inch of available space.

Outdoor Space

A decked terrace wraps the east side of the house, creating an inviting space for eating outside and enjoying the exceptional panoramic views across the countryside. The gardens are primarily laid to lawn, bordered by panelled fencing for privacy.

The Area

The surrounding area, formerly farmed for peat, now provides beautiful stretches of open water fringed with rustling reed beds. The Levels and Moors are renowned for abundant and diverse wildlife, attracting over 60 species of birds, including herons, egrets, hawks and barn owls, often spotted from the house. There is easy access on foot to the Ham Wall nature reserve, where the starling murmuration’s put on a spectacular show as they roost in the nearby reed beds during winter's dusk.

The quiet lanes are perfect for cycling, with route 3 of the national cycling network running through the Avalon marshes connecting Wells and Glastonbury. The Avalon Marshes project has developed four circular cycling routes which take in the best of the area and describe its heritage along the way.

For daily amenities, the independent shops and cafes in Street and Clarks village are a 10-minute drive away. A broader selection in Wells, a city home to many annual food, literary and comedy festivals, can be reached in around 20 minutes.

The cities of Bath and Bristol, including its airport, are approximately an hour away by car, and there is a mainline railway station with access to London from nearby Castle Cary. Bruton is around 40 minutes by car, and the historic town of Somerton is around a 25-minute drive away, home to 28 Market Place, an artisan bakery, restaurant and wine shop.

The area is well-renowned for schooling, including highly regarded primary schools in Wells, Wells Cathedral Prep and senior school, Millfield Prep and senior schools, the popular Wells Blue Secondary School, Downside School and All Hallows Preparatory School.
