House For Sale £695,000
Blackdown View, Sampford Peverell, Tiverton, Devon EX16

Description
A fabulous property in the popular village of Sampford Peverell, tucked away yet within easy reach of the village.

This is a wonderful opportunity to secure this versatile family house and become part of the friendly community in the very popular village of Sampford Peverell.

The house was built in the mid-nineties and has been well maintained by the current owners and offers a great opportunity to secure a well-proportioned home, that is ready to move straight in to.

Found at the end of a quiet cul-de-sac, a drive shared with two other properties leads to the gravelled private drive, with two impressive brick pillars on either side of the entrance. There is plenty of parking and a double garage.

The front door opens to a spacious entrance hall. The oak flooring provides a hard-wearing surface which is also warmer than tiles. Stairs rise to the first floor, and doors lead to all the ground floor rooms. A cloakroom is found to one side, and a study is tucked away, with a door opening into the integral double garage.

The lounge is triple aspect; a light and spacious room with a modern inset gas fire, which is easy to operate and very effective at heating the room. The kitchen can be accessed from the hallway, but doors from the sitting room also lead here through the dining room. The kitchen is well fitted, the dishwasher and counter level fridge being fully integrated. A door leads out to the utility room where there is also additional storage, and space and plumbing for a washing machine and tumble dryer. The gas fired boiler (fitted in 2017 and regularly serviced) is found here and there is also a door to outside. The dining room which opens from the kitchen, is a pleasant space, with French doors opening out to the patio and rear garden.

The galleried landing on the first floor emphasises the spacious accommodation, and from here doors lead to all four bedrooms and the bathroom.

The master bedroom benefits from an en-suite shower room and there are pleasant views from the bedroom window as far as the Blackdown hills. The second bedroom is another excellent double room, and whilst bedrooms three and four are a little smaller, they are still capable double rooms. The bathroom is very neat and tidy; a white suite with shower over the bath.

The rear garden is south facing, and very private. Being level and predominantly lawned with hardy plants and evergreen shrubs, the garden is not a chore, and relatively easy to stay on top of. There is also a garden area with two apple trees and a fruit cage to the side of the double garage.

Sampford Peverell is a very popular village in which to live lying as it does only about a mile from Junction 27 of the M5 with its adjacent parkway station (Paddington in about two hours).
The village has a very active community and there is a good little primary school just up the road. The village also falls within the catchment area of Uffculme school- a comprehensive with an excellent reputation. There is a post office store in the village as well as a public house, tennis courts, golf driving range and 9-hole course, cricket and football clubs, doctors practice and a lovely old church. Through the village runs the Grand Western Canal along the towpath of which there are some lovely walks. The busy market town of Tiverton lies about five miles to the west where Petroc College and also Blundells Independent School can be found.
