Having moved from the North East of England into rented accommodation in Wokingham in August 2012 we were keen to move in to our own home. We found there was a lack of quality 4 bedroom homes available. After looking extensively around Wokingham and the surrounding area we decided that Finchampstead was where we wanted to be. Whilst walking around California Country Park we became aware of the spacious Manor Park development. Given its proximity to cycling and walking routes, parks and playgrounds, the village with its garage, supermarkets, doctors and dentists, pharmacy, several takeaways, library, schools and sports facilities as well as providing easy access to the countryside and pubs, it provided an ideal mix for our lifestyle. Easy access to Wokingham and Reading and onward travel to London to either Waterloo or Paddington made the commute to work in London manageable with a less than 60 minute journey home to office.

Church Hams specifically attracted us as it is a quiet cul-de-sac with established shrubs and trees and well-kept gardens and detached houses with separate double garages. Many properties have been sympathetically extended with quality renovations to the original 4 and 5 bed house layout. Houses seldom come up for sale and so we waited and were eventually rewarded with 36 Church Hams with its unusually large South facing back garden. We viewed the property in March and moved in during May 2013.

However, there were things about the original layout (small separate kitchen, small downstairs office, small separate dining room, no utility room and small cloakroom) that didn't quite meet our requirements. So we set about adapting the property into a home which we designed to provide versatile, open plan cooking, dining and living space with an additional downstairs shower room and separate utility room and second living room/bedroom to facilitate visits from aged parents.

We have found our neighbours to be really friendly, helpful and a very supportive community especially in times of celebration like the World cup and the Queens jubilee where we had street parties; in times of real concern and caring for each other during covid and most recently in times of shared sadness with the passing of the Queen. It's a shame we won’t be around for King Charles’ coronation as we are sure something will be organised for that! We shall be sorry to leave.

Well, what more can I say ...

This is a truly special property, the extension works which have been done to the ground floor are everything a family could want, the kitchen leading into the orangery is just stunning, its bright and full of light which is only complimented by its South facing aspect. The extraordinary benefit to how this home has been designed is that you can move and change things to your liking, the orangery can house a table big enough for the whole family at Christmas, but can also be used as a chilled seating area. The sitting room can be doubled up as a bedroom with a few easy moves of furniture and you don't even need to climb the stairs to find a shower room as there is one located just down the hall and next to the utility. The utility provides access to the garage which offers ample storage.

The living room is a comfortable and peaceful place to escape, it offers an inset remote-controlled fireplace which will warm up any room in seconds. The accommodation upstairs is full of space, with four great-sized bedrooms, an ensuite to the master and the main family bathroom, which as you've counted offers three bath/shower rooms spread across both floors.

The garden is maintained beautifully by the current owner and offers a south-facing aspect, with the benefit of two patio areas on either side of the orangery. To the front, there is ample parking and access to the garage.

Located nearby and within only a short walk is California country park, you have a great cafe, a wonderful play park and some wonderful walks to get your teeth into. You are also positioned only 10 minutes away from Bohunt Wokingham School.

It's only a short drive to Wokingham too where everything is available on your doorstep, from coffee shops to local boutique shops and supermarkets. You literally have everything you need. The Wokingham train station provides direct access to Reading and London too.
