General Information
Brentfield Place is conveniently situated close to the centre of the village of Sandwick which lies approximately mid-way between Lerwick, 13 miles to the north, and the airport at Sumburgh, approximately 13 miles to the south, putting both accessible by car or by bus as Lerwick - Sumburgh buses run through the village with a bus stop by the house.

Sandwick has an excellent range of local amenities including a Junior High School (primary and secondary education to year 4 – older pupils go to Lerwick), a recently extended shop / post office & bakery, and even a public swimming pool, all situated at Stove a short distance along the road and within reasonable walking distance. There is also a garage, youth & community centre and social club at ‘Central’ crossroads, while slightly further afield is a visitors centre / café at Hoswick, and Sandsayre Pier at Leebitton which is the departure point for boat trips to the island of Mousa and its broch.

Further information about Sandwick and the wider South Mainland area can be found at:-

The Brentfield houses were amongst the first of the Norwegian ‘Fjogstad’ timber frame / timber clad houses which were built in the early 1970s. Windows are double glazed and central heating is provided by electric storage / panel heaters.

The property is being sold as it is with all fixed floor coverings and curtains & blinds included, along with the washing machine although no warranties will be given.

Accommodation
A covered porch area provides a handy sheltered entrance area to the side of the house, the double glazed entrance door opening to a lobby with space to the side for coats etc., and a glazed inner door to the hall where there are doors to all rooms and ample storage provided by a bank of fitted cupboards which provide lots of easily accessible storage space, a feature of these houses.

On the right is the first of the bedrooms, a west-facing double room enjoying the open aspect to the front of the house, again plenty of storage being provided by a built-in cupboard / wardrobe with shelf and hanging space which is common to all the bedrooms. A hatch with pull-down ladder provides access to further storage in the loft which is floored down the centre.

Next is a further similarly sized double room, again with the same open aspect to the west, and storage, and then at the end of the hall a glazed door opens to a good-sized living room, its wide picture window also facing west, providing plenty of natural light. At the rear of this room an archway leads through to the separate, east-facing dining room which has wood effect vinyl flooring which extends via a second archway into the modern galley style fitted kitchen where extensive fitted units provide lots of cupboard and worktop space and include an integral double oven, hob with concealed cooker hood over, concealed integrated fridge / freezer and dishwasher, plus an inset 1½ bowl sink and plumbing for a washing machine which is included in the sale although no warranties will be given. Window facing east.

A door from the kitchen leads back to the hall where there is a wet room style shower room with electric shower, white WC and wash hand basin with mirrored door bathroom cabinet over, and a heated towel rail. Finally there is an east-facing single bedroom or office, again with built-in cupboard / wardrobe space.
