Ilay Court was built by Ambion Homes and is a small courtyard style development of only 22 properties, discreetly tucked away off Ilay Road beside the, some, 80 acres expanse of Dawsholm Park with its woodland walks, and cycle paths, that to the east borders The River Kelvin.
No. 12 is an End Terrace Villa that was designed originally as a three bedroomed house – two doubles and a third, small, single bedroom. Our client, who has owned the house for some 30 years, integrated Bedroom 1 and Bedroom 3 into a larger main bedroom with the removal of the partition party wall. This makes for a far more impressive principal bedroom but for those requiring three bedrooms again it could be reverted to the original configuration. A previous owner extended the house to the rear to add another public room (used as a Dining Room). This is a good addition and is a room with windows on three sides including the main rear facing window (south) that overlooks the Meadow of Dawsholm Park. Ilay Court is on the southernmost edge of Bearsden but actually falls within Glasgow City to whom Council Tax is payable. It is hidden away on a leafy corner yet is brilliantly handy, via the A879 Bearsden/Switchback Road, for accessing the centres of Bearsden and nearby Anniesland and the really excellent amenities to be found there.
It is a lovely spot and the southerly aspect this house has to the Park is a real plus point. The garden is very compact, and this could well suit many of those to whom this size of property might appeal.
