Planning cil & S106 agreement

Outline planning (ref. 19/0726/out) was approved by East Devon District Council on the 14th June 2019 for the erection of a new dwelling. Reserved matters approval (ref. 22/1252/res) was subsequently approved on the 16th September 2022 for the erection of a single storey 3-bedroom detached dwelling. The original outline planning was granted in conjunction with a S106 agreement, requiring the developer of the plot to pay a sum of £148.85 (index linked) towards habitat mitigation. The development will also be cil liable (c. £21,335) - although self-builders may be able to apply for exemption from this charge and are invited to contact East Devon Council to discuss further. Utilities


The Agents are advised that mains water is available in the road (Coreway) outside of the plot and that a combined drain (private) runs along the eastern boundary of the plot into the road. The Agents also understand that mains gas and electricity connections are available in the road/pavement.
