1 bed Flat For Sale £475,000
Oakshott Court II, Polygon Road, London NW1

Description
This exceptionally bright one-bedroom apartment is positioned in Oakshott Court in Somers Town. Designed by the renowned architect Peter Tabori in 1976, during Camden Council’s “golden age” of progressive social housing developments, the estate is hugely popular with modernist enthusiasts due to its wonderful sense of lateral space, seamless interaction with the surrounding communal gardens and peaceful location. Many of the apartment's original features have been carefully retained with sympathetic updates that celebrate the building's history and aesthetic. The estate itself is excellently positioned close to King's Cross and Euston, with the expansive green spaces of Regent's Park only a short walk away.

The Architect

Born in Hungary in 1940, Peter Tabori moved to London to study at the Regent Street Polytechnic. As a student, Tabori asked the local authority for a diploma project and was given the brief for Highgate New Town. After working for Ernö Goldfinger and Denys Lasdun, Tabori joined Camden Architects Department under the stewardship of Sydney Cook, who appointed a “dream team” of architects working out of Holborn Town Hall, led by Neave Brown.

The Tour

Entrance to the apartment is on the ground floor via a paved area with neatly planted borders. The front door opens onto a bright open-plan living and dining room; oak floorboards flow here and through the majority of the plan. Original skylights and glazed sliding doors illuminate the room with the latter providing access to the south-facing balcony.

The minimalist kitchen sits to one side and is cleverly differentiated by a strip of porcelain terracotta-coloured tiles. Open cabinetry and stainless steel work surfaces chime harmoniously with the pared-back aesthetic of the apartment. Bespoke birchwood ply cabinets lie overhead, adding further storage.

A well-proportioned double bedroom lies at the front of the plan, adjacent to the front door. Cleverly positioned folding doors on two sides allow for multiple configurations as well as a sense of flow between the rooms. Opposite, lies a contemporary bathroom largely executed in small white mosaic tiles with chrome fixtures, in keeping with the building’s modernist origins. The apartment has plenty of integrated storage in the form of original cupboards positioned next to the bathroom.

Outdoor Space

Sliding glazed doors open directly onto a spacious south-facing balcony with uninterrupted views of the immaculate communal gardens ahead, filled with mature trees. This is a wonderfully secluded area with plenty of space for a table and chairs.

The Area

Oakshott Court is in Somers Town, located between St. Pancras International and Euston stations. It's a neighbourhood with a strong sense of local community with shops, galleries and a weekly market on Chalton Street. Added to the mix are the British Library, the Crick Institute and some of the most highly regarded universities in the world including ucl and soas. A local swimming pool and gym are also a few minutes’ walk.

Granary Square, only a short walk away, is the centrepiece of the regeneration around Kings Cross and St Pancras International. At the heart is Central St. Martin’s art school, emphasising the creative credentials of this new focus for London. It has been immensely successful, attracting the European HQ of Google, The Guardian, and Tom Dixon. Coal Drops Yard by Heatherwick Studio has brought Margaret Howell, Tom Dixon and Aesop stores to the area.

The square is also home to a host of well-regarded restaurants and bars, including Caravan, Dishoom and Spiritland, as well as local shopping at Waitrose. Bloomsbury, Soho, as well as to the east, Islington and Clerkenwell are all within easy walking distance.

Kings Cross station is only a few minutes walk and is exceptionally well connected providing access to the London Underground (Northern, Piccadilly, Circle, Victoria and Hammersmith & City lines), as well as direct rail services to Edinburgh and Cambridge.
