Background Information

The character of the area has considerably changed since planning was last applied for back in 2015, with the development at Thomas Fields () which comprises a mixture of affordable housing, a residential home and some facilities.

In addition, Hogshaw to the south of Brown Edge has been granted planning. The new development at Thomas Fields and the proposed development at Hogshaw have contributed to the urbanisation of the area and in our opinion considerably weakened the previous argument regarding intrusion to the surrounding landscape.

A new planning application is therefore potentially likely to overcome the landscape argument. All other aspects of the planning scheme, Access, Drainage, Ecology etc. Met with approval by High Peak Council.

Possible Scenario

A possible strategy may be to develop 1⁄2 the plot with say 5 to 6 Three/Four Bed Detached dwellings and develop the other 1⁄2 of the plot at a later date.

Based upon 5 to 6 detached dwellings @ say £400,000 per dwelling would give an overall gdv in the region of £2,000,000~£2,400,000. This still leaves the other half of the plot to be developed!

Semi-Detached House

As part of the offering a semi detached house is also included and comprises, driveway parking, front and rear gardens, living room, kitchen, three bedrooms and bathroom. This property is currently rented at a figure of £550 per calendar month on an assured shorthold tenancy agreement.
