The land slopes gently up towards the northeastern boundary, offering outstanding views across to the Irish Sea. Access to this land is available directly off A5093. Lot 2

The Lots will be offered for sale in Three Lots as described in these particulars of sale. The Auctioneer reserves the right to amalgamate any combination of Lots at the time of Sale..

The date fixed for completion is 14th February 2023 or earlier by mutual agreement.

Basic Payment Scheme Entitlements
The land is registered for Basic Payment purposes and the appropriate number of entitlements to each lot are included in the sale, and will be transferred to the successful buyer [s]. The cost of transferring these entitlements will be £200 plus VAT per Lot, payable by the buyers [s]. If the same buyer buys more than one Lot then the cost shall remain £200 plus VAT.

Stewardship Schemes
There are no Stewardship Schemes in place.

Wayleaves and Easements

The responsibility of the ownership of the boundary fences and walls are indicated with ‘T’ marks on the Sale Plan where known and are from the information provided by the sellers and believed to be correct. The ‘T’ marks indicated on the Sale Plan between individual Lots have been decided by the Auctioneers.

If Lot 2 is sold separately to Lot 3, the purchasers of Lot 2 will be obligated to construct a stock proof boundary within 2 months of the completion date.

Sale Plan
The sale plan has been prepared by the Auctioneers for the convenience of the prospective purchasers. It is deemed to be correct, but any error, omission or misstatement shall not affect the sale. Purchasers must satisfy themselves as to accuracy.

We are required by legislation to undertake checks on any potential purchaser prior to accepting their bid.
