House For Sale £425,000
Sion Road, Bedminster, Bristol BS3

Description
“We have been fortunate to call Sion road home for 6 years now and it has been the perfect place to raise children with South street park being directly outside of the front door.

Out the back is a very private garden with the opportunity to try your hand at making Chardonnay wine with the sheltering grapevine offering good shade in the heat of summer as well as a tasty treat.

In our time here we have enjoyed all of the fantastic cafés, bars and restaurants that have literally sprung up on north street. In addition, locally there are a wonderful mix of eclectic and independent shops, so if you work from home can find yourself barely needing to use the car as everything is close by.

There is a strong sense of community in the area and collectively everyone enjoys the local festivals such as bonfire night at compass point, the lantern parade and Upfest.

The house is a 20 minute walk to Bristol harbour for all the city has to offer. In the other direction you are soon in the countryside for biking and walking.

It has been a true pleasure to live here and it is with fond memories that we leave.”

Sion Road is a quiet residential road located just off of North Street. This popular part of BS3 is close to both the many popular independent shops and cafes of North Street and the footbridges over the River Avon to the north, which lead to Bristol's Harbourside and City Centre. Southville and Bedminster have become one of Bristol's most sought-after areas amongst a range of buyers. The Victorian homes are spacious and full of character, making up a friendly neighbourhood, with a good community feel, but there is also an abundance of newer build properties popping up which is attracting plenty of investment from out of the city. The schools in the area are extremely popular, with Southville and Ashton Gate Primary Schools, both very well regarded. The accessibility of this area and its proximity to major areas of employment and transport links, such as Bristol Temple Meads, undoubtedly bolster the area’s popularity. As well as having plenty to offer on the doorstep, the countryside to the south of Bristol, such as the Mendips, as well as the M5 motorway to the west of the city are also easily accessible.

Placed on the far end of Sion Road that overlooks the park, is this beautifully extended two bedroom home with a loft room. Upon entry, you are met by tiled flooring that leads through to the front reception room. The vendor has intelligently used the fireplace in the wall between the living room and dining room, partially opening up this space, adding in a log burner that heats the entire downstairs. The dining room has log storage to either side of the chimney breast, with cupboards beneath, and yet more storage with bespoke fit cupboards under the stairs. Through to the kitchen, it houses a bespoke fit solid wood kitchen, with stone work surfaces, integrated appliances, as well as Victorian-style tiling with underfloor heating. French doors lead out to a paved garden with a pond, raised borders, alongside a seating area to the back that is under a grape-vine covered pergola. There is also a built-in Asgard bike shelter that will be coming with the property that can hold around three bicycles. The first floor comprises two double bedrooms, a bathroom, and a landing flooded with light with stairs that lead up to the stunning loft extension. The loft extension has six skylights and a length of 7.5 metres, offering an incredibly versatile space, with a skylight that turns into a balcony with views that overlook the park and eaves storage, which offers yet more storage space.

This two double bedroom home with a loft conversion is offered with no onward chain.

Council tax band B.
