House For Sale £435,000
Arnos Street, Bristol BS4

Description
"We have enjoyed living in Totterdown for the last eight years. We both grew up in Bristol and don't think we could live anywhere else now as the city has so much to offer. There is an abundance great parks and green spaces nearby and we often walk around Arnos Vale, which is beautiful at this time of year. You also have a choice of great pubs, bars and cafes on the Wells Road, which all offer something slightly different. Bank does an excellent flat white!
There is a great community feel in our street, which has really grown over the last few years and you can always be sure that someone will loan you some obscure herb you need for a recipe! The view of the Bristol skyline from our back garden has been a real highlight of living here and we have enjoyed many beautiful sunsets, as well as some balloon spotting during the yearly balloon festival.
We've loved living on Arnos Street and hope you will too!"

Arnos Street is placed to the east of Totterdown and adjacent to the beautiful Arnos Vale Cemetery. This quiet street has the best of both worlds, with a fantastic array of cafes, restaurants and independent shops on Wells Road, as well as the open green spaces of South Bristol. Places on Wells Road, such as Fox & West, an independent cafe and greengrocers selling a diversity of local produce, Bank, Totterdown Canteen and Farrow’s Fish & Chips offer some of the best options in the city. Green spaces are in plentiful supply, with Arnos Vale being an idyllic Victorian garden cemetery with the Cleverchefs cafe at its heart, the incredible views of Perrett Park, as well as the 50 acres of Victoria Park. Totterdown offers easy access to and from the city, with Bath Road offering an easy link to Bath, the Portway taking you to the M5 and the M32 to the M4 and beyond. Temple Meads Train Station is also a short walk or cycle away, offering connections nationally. Traveling southwards, you find yourself in the Mendips, an area of outstanding natural beauty.

The house is laid out over three floors and offers flexible living and wonderful views over South Bristol. You enter into the living room on the ground floor with feature fireplace and bay window. The bathroom is also situated on this floor at the rear of the property and has been refurbished to create a light and bright room with shower over the bath. Downstairs on the garden level you’ll find the kitchen with french doors out to the garden. The kitchen has plenty of units, metro tiles and space for the dining table. On this floor you’ll also find the 3rd bedroom/second reception which has flexible uses as a playroom/study or guest bedroom. On the first floor of property are two good sized double bedrooms, the rear bedroom has a pretty Victorian fireplace and wonderful views across Bristol and the larger bedroom has fitted wardrobes. The rear garden is both paved and lawned and with a low rear fence means the view can be enjoyed whilst relaxing in the garden.
